Thank you for your comments dated July 6, 2022 on the above referenced project. Below are our responses to the
remaining comments on the final site plan.
Planning (Ben Holt):
1. The phase lines and lot configuration have been updated so that they match the revised road plans. Also, as
discussed, the road plans and site plan show the demarcation line for lots that can and can not be developed
until the crossing is completed to Orchard Drive.
2. The parking numbers are correct. Because the Roadways include Phase II and Phase III, we have included
Phase IIA into the overall parking calculations, as the onstreet parking requirements for guest spaces is
relevant to the overall parking calculations for Phase II and Phase III. The total number of spaces required for
Phase II (IIA and IIB) and Phase III are 394 spaces +40 guest parking spaces. This reads correctly. And, there
are 48 guest parking spaces provided.
Engineering (Emily Cox):
1. This comment is acknowledged. A revised WPO amendment has been submitted for review and approval.
2. This comment is acknowledged.
3. As discussed in the meeting, the storm drain easements on this project are sufficient. On this project, the yard
drains have not been designed to maintain a Swale between the units, therefore, the 20' easement is not
required.
4. Landscape easements are shown for trees outside of the ROW. Additional landscaping easements have been
added, as required.
5. Easements recorded with SUB202100035 are shown on the existing conditions sheet.
6. Spots shots have been added to ensure positive drainage between houses.
7. This comment is acknowledged. The engineered retaining wall designs will be part of the WPO approval
process.
8. The yard drain inverts have been revised. All yard drain slopes are now less than 10%.
9. A note has been added to the plan sheet where the roof drains tie into the yard drains.
10. A splash block detail has been added to sheet 15.
Albemarle County Service Authority (Richard Nelson):
1. An RWSA sewer agreement is provided for the additional lots.
2. The sewer lateral for lot 188 has been added to the plan.
3. An access easement is now shown through Open Space F.
VDOT (Doug McAvov):
1. A road plan amendment has been submitted and reviewed by Max Greene for this project. The road plan
amendment includes revisions to the road network system, matching this layout and design from the site plan.
2. The VDOT details have been removed from the plan set.
3. The landscaping note on sheet 24 has been updated as requested.
4. Proposed mail boxes are shown and label on the site plan.
5. The width of Hudson St is labeled on the site plan.
6. All the centerline radii are shown and labeled on the site plan and meet the design requirements.
7. Sight distance lines and profiles are provided for the intersection of Hudson Street and Litchford Road.
8. Profiles for all sight lines at all intersections are shown on sheets 26 & 27.
9. The proposed trees have been updated to include ones from the approved tree list.
10. All proposed trees are at least 30' from the intersection.
11. The proposed right of way line is shown across the entrance to the emergency access road on Rambling Brook
Road.
12. Drainage calculations are added to this plan set.
13. This comment is acknowledged.
14. This comment is acknowledged.
Rivanna Water & Sewer Authority Myon Veal:
1. An updated sewer flow request has been submitted to RWSA via ACSA for the project.
