HomeMy WebLinkAboutSUB200300065 Plat 2004-04-15GENERAL NOTES The land regulations listed/descrlbed herein are imposed pursuant to the Albemarle County Zoning Ordinance In effect this date, and are not restrictive covenants running with the land and their appearance on this plot is not intended to impose them as such. 1. Source of title: Deed Book 1946 Page 384 2. This parcel is in the South Fork Rivanno Reservoir Watershed. 3. These parcels are zoned PRO. 4- The minimum building setbacks per ZMA 01-02 are: 20' from external public roads, 10' from internal public roads, 20' rear for lots adjacent to parcels that are zoned R2. 10' rear for internal lots, 3' side, (there shall be a minimum of 12' between buildings). 5. The stream setback is 100'. 6. Only one dwelling unit per parcel, 7. Bargamin Park Lane, Bargamin Branch Road and Bargamin Loop shall be public roads. S. Access to all lots shall be from internal roadways and none shall have access from Route 691, 9. The private roads will privies reasonable access by motor vehicle as required by Section 14-514 of the Albemarle County Code." 10. Zoning Map Amendment ZMA 01-16 was approved March sin 2002. The proposed Zoning is PRO - Planned Residential Property. The following proffers shall apply. (1) Development shall be in general accord with the Application Plan, entitled "Prellminary Subdivision Plans for Bargamin Park Subdivision," dated February 7th, 2002, including building elevations entitled, "Conceptual Drawing for Bargamin Park Subdivision" dated January, 2002, (with notes to plan contained therein, initialed and doted January 29, 2002 by Kathleen M. Galvin Architect) as reasonably determined by the agent. (2) All streets sections shall include: curb and gutter; a 5-foot planting strip for street trees and 5-fool wide concrete sidewalks an both sides of bargamin House Road, Powells Creek Lane, and the private road between lots 34 and 35, as shown on the application plain entitled "Preliminary Subdivision Plan for Bargamin Park Subdivision," dated February 7, 2002, Prior to final Plat approval. the Planning Director shall determine If necessary, where underground utilities necessitate relocating or eliminating street trees in order to accommodate utilities. In the event that the connections to adjacent properties are not mode, this land shall revert to single-fomily detached dwelling units or open space. The Final Plat shall Include the dedication of construction easements for the benefit of the respective adjacent property owners. 2.
