To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Properties please be advised of the following:
• The Properties are zoned Highway Commercial ("HC"). The permitted uses of the
Properties are provided in Section 24 of Chapter 18 of the Albemarle County Code
("Zoning Ordinance"). The Properties are subject to the Entrance Corridor and Steep
Slopes Overlay Districts as described in Section 30 of the Zoning Ordinance.
• Development of Property 1 has occurred per approval of site development plan SDP285,
which was amended with SDP1999-00141 and SDP2008-00047.
• Property 1 is subject to Special Use Permit ("SP") SP1999-00065, for outdoor storage,
display and/or sales serving and associated with a permitted use that is visible from an
Entrance Corridor (US Route 250 East and US Route 20 North.)
• There is no pending zoning map amendment, special use permit, conditional use,
special exception, or variance request on Property 1, nor has there been granted any
conditional use, special exception, variance, or other zoning relief of any kind.
• A review of our files found no current open zoning or building violations for Property 1.
• Development of Property 2 has occurred per approvals of site development plan
SDP186.
• Property 2 does not have an applicable SP for outdoor storage, display and/or sales
serving and associated with a permitted use. Use of Property 2 without an approved SP
is a violation of the Zoning Ordinance.
• There is no pending zoning map amendment, special use permit, conditional use, or
variance request on Property 2, nor has there been granted any conditional use, special
exception, variance, or other zoning relief of any kind.
• There is one pending special exception request on Property 2, to allow the use of more
than 4,000 square feet for a warehousing operation for Goodwill Industries.

• A review of our files found no current open zoning or building violations for Property 2.
• If the Properties contained physical development approved with a site plan, then in the
event of casualty, the Property may be rebuilt substantially in the same form upon
satisfaction of all required building permits and site plans, as applicable.
• Copies of relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request through the department's Records Manager, Paul Bjornsen, at
pbiornsenta7.albemarle.org may be made. It will take longer to fulfill if the request is not
based in Virginia.
