Please find our responses to the comments below in bold lettering. Engineering: 1. Show the Forest & Open Space easement from the Village 1 plans. No improvements are allowed in this area (including stone dust trails) and any grading will require DEQ BMP Spec. 4 Soil Amendments to be used. The Forest & Open Space easement from the Village 1 plans has been shown. No improvements have been proposed within this area. Rev. 1): Comment partially addressed. It appears some of the hatching may not be showing up. The hatching for Southwood Village 1 Forest & Open Space has been added and labeled in the Stream Buffer Mitigation Plan on sheet C6.03. Rev. 2): Comment addressed. 2. Private drainage easements should be a minimum of 10' wide. The easement width calculation from the Design Standards Manual should still be used for pipes not at minimum depth. All private drainage easements have been revised to have a minimum width of 10'. Rev. 1): Comment addressed. ENGINEERING I DESIGN I TECHNOLOGY 3. Drainage easements that are not a constant width should be labeled as variable width. Some of the other easement widths appear to be incorrectly labeled (such as the 10' label on the easement for pipe 101). Drainage easements with an inconsistent width have been labeled as variable width. Easement width labels have been revised to reflect the correct easement width. Rev. 1): Comment addressed. Revision 1 Comments: 4. The yard drains behind the cul-de-sac lots are not showing up on the plans. See sheets C4.05 for the yard drain layout and sheet C7.01 for the profiles. Rev. 2 : Comment addressed. Planning —Rebecca Ragsdale: 1. Planning comments will be forwarded when they are received. VDOT, GIS and Fire Rescue has no objection. 1. ACSA —Richard Nelson: 1. Submit a copy of the utility plans to ACSA ATTN: Alex Morrison. Acknowledged. A copy of the utility plans has been sent to Alex Morrison. 2. RWSA sewer capacity certification will be required. Please include the following information; proposed daily sewer flow, proposed construction start, projected buildout completion. Acknowledged. The proposed construction start date is fall 2022, and the projected buildout completion date is summer 2024. We have included PDF copies of the plans and calculations for your review.
