The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-305(A)(4)(5)] Please show any existing public or private easements on the plat. Include the easement
holder's name as well as the recorded instrument number.
2. [14-302(B)(1)] Include a date of revision.
3. [14-302(B)(5)] Revise Note 6 to include the following Overlay Districts: Airport Impact Area, Entrance
Corridor, and Steep Slopes — Managed.
4. [14-302(B)(6)] Revise all "PID" and "PIN" references and change them to "TMP" for Tax Map and Parcel
number.
5. [14-302(B)(7) Please include a note that the subject property is not within and Albemarle County and/or
City of Charlottesville water supply watershed or an agricultural -forestal district.
6. [14-303(I)] Provide a definite bearing and distance tie between not less than two (2) permanent monuments
on the exterior boundary of the property.
7. [14-303(L)] New stormwater facility easements will require a deed of dedication to be recorded with the
plat. Once all revisions to the plat have been made, staff from the Engineering Division will draft the deeds
and transmit them to the applicant. When the plat is ready to be submitted to the County for
signature/approval, signed hard copies of the deeds will also need to be submitted so that the County
Executive and County Attorney can sign them. Please contact Engineering Division staff directly if you
have further questions. Comment stands.

Easement Plat — Extend proposed easement 10-feet passed proposed meter vault.
Typical easement dimensions behind hydrants extend 10-feet behind the hydrant. It looks
like a sliver of additional easement behind the hydrant will be needed.
Irrigation Application — Include irrigation system plan. A 5/8-inch water meter is adequately sized to serve the
system.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as prepared by Bohler, dated 26 April 2022,
revised 27 July 2022, and finds it generally acceptable.

A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
