Dear Ms. Velasquez,
The Agent for the Board of Supervisors hereby grants administrative approval to the above referenced site plan and
plat. See below and attached for conditions and process:
This approval shall be valid for a period of five (5) years from the date of this letter, provided that the developer
submits a final plat for all or a portion of the site within one (1) year after the date of this letter as provided in the
Section 14-226 of the Code of the County of Albemarle, and thereafter diligently pursues approval of the final plat.
The final plat will not be considered to have been officially submitted until the following items are received:
1. A final plat that satisfies all of the requirements of section 14-303 and sections 14-304 through 14-318 of the
Code, and the conditions attached to this letter.
2. Applicable fee outlined in the application.
Please submit 8 copies of the final plans to the Community Development Department for both the site plan and
subdivision plat. The assigned Lead Reviewer will then distribute the plans to all reviewing agencies.
The Department of Community Development shall not accept submittal of the final site plan for signature until
tentative approvals for the attached conditions from the following agencies/reviewers have been obtained:

Changes/items to be addressed prior to final plat approval:
1. Virginia Dept. of Health approval of septic sites on each lot.
2. Regarding Engineering comments
• "2. The building site area in lots 147 & 148 are not permitted in the critical slopes
without some special exemption. 18-4.2. L" County staff has determined that the critical
slopes noted on the County GIS are associated with the top -soil stockpile located in this
area (as noted on the preliminary plat). A special exception for the building site area is
not needed.
3. [14-317] An instrument evidencing maintenance of all required improvements that will not be owned or
maintained by the County is required with the final. This includes private street and alley easements, sidewalk
easements (if applicable), buffer easements, landscaping easements (if applicable), etc.
4. [Recommendation] Revise the references to "Lot' for lots 182-185 to the Tax Map Parcel numbers for those
lots (TMP 78A-08-182, ...), or simply add the TMPs to those lot descriptions.

Engineering Services:
1. There appears to be some critical slopes that our GIS shows near the 992, 998 ft contours that are
not shown on the plat.
2. The building site area in lots 147 & 148 are not permitted in the critical slopes without some
special exemption. 18-4.2.1

Dept. of Fire Rescue:
Based on documents with this and previous submittals on this project, it is my understanding this project
was approved in 1979. If the project is being constructed as such then Fire Rescue will not have any
objections.
It should be noted that this phase will only have one point of emergency access and fire flow is a
challenge and may not meet the normally accepted flow due to approvals made in the past. If there are
substantial changes to the plans then a second point of emergency access should be added and the fire
flow issue would need further review.
CDD Building Inspections:
[note that these are recommendations and not required for the final plat approval]
Add the following note to the general notes page:
Retaining walls greater than 3 feet in height require a separate building permit. Walls exceeding 4 feet in
height require a stamped engineered design also. Walls require inspections as outlined in the USBC.
Add the following note to the general notes page:
ALL water lines, sewer lines, and fire lines from the main to the structure located on private property
MUST have a visual inspection performed by the building department.
Add the following note to the general notes page:
Where the flood level rims of plumbing fixtures are below the elevation of the manhole cover of the next
upstream manhole in the public sewer, the fixtures shall be protected by a backwater valve installed in the
building drain, branch of the building drain or horizontal branch serving such fixtures. Plumbing fixtures
having flood level rims above the elevation of the manhole cover of the next upstream manhole in the
public sewer shall not discharge through a backwater valve.
Add the following to the general notes page:
All roof drains shall discharge in a manner not to cause a public nuisance and not over sidewalks.

Buildings or structures built before January 1, 1985 must have an asbestos survey performed in order to
apply for a demolition permit. Asbestos removal permits are required if positive for such from Albemarle
County and VDOLL Contact VDOLI for their additional requirements and permits for demolition
projects at 540-562-3580 x131.
