Dear Mr.Landers:
We, Sherwood Manor Homeowners' Association, intend to maintain our dialogue with Dovetail
Development,LLC concerning your planned Woodlands of Charlottesville,LLC community. We
expect to continue meeting and exchanging information with you about your proposals for
easements on portions of our common area property(Th4P 076P0-01-00-0100)for the purpose of
sanitary sewer connection, storm water management;and associated grading, landscaping, and
lighting to be undertaken by and at the expense of others.
We,also, understand that item#9 of the Albemarle County Planning Commission's Final
Action Memo of January 10,2006 may be satisfied at some future date. This provision states:
Submittal of documentation signed by the owner and the President of the Sherwood Manor

landscaping, screening and outdoor lighting issues within the Sherwood Manor Subdivision.
This latter of intent does not constitute our approval of easements or our approval of the
additional elements specified in the Final Action Memo. However,it is our understanding that the
final delineation of required easements, outdoor lighting, landscaping, and screening will be based
upon final site plans and engineering which will need the next level of approval from our
association at a later date.
We arc very concerned about increase runoff from your proposed Woodlands property affecting
substantially our homes and about the maintenance of your proposed drainage system.
We reserve the right not to grant easements, and we reserve the right not to approve any or all
of the elements in the Final Action Memo. We further reserve the right to raluire adequate
compensation for any easements. Any agreement of the association will require a writing signed by
a duly authorized officer of the association who acts pursuant to a resolution adopted at a duly
called meeting of the board.
