Below are responses to the comment letter: b. Any public easements that will be dedicated in Phase 5B will need to include a deed of easement. Consult with the Engineering Division to obtain templates for public drainage and stormwater deed of easement templates. First submittal: Comment stands, see attached Engineering Division comments. Rev. 1: Comment stands, see attached Engineering Division comments. Please contact Engineering staff directly for auestions regarding Dublic easement deeds Response: Noted. Please provide when ready. 20. [14-3111 A road plan application will need to be submitted, reviewed, and approved prior to final plat approval. See VDOT comments below for additional information on street design. First submittal: Comment stands, road plans (SUB202100195) currently under review. This comment will be addressed once the road plans are approved. Rev. 1: Comment stands. SUB202100195 not vet approved and streets have not yet been built or bonded. a. Please address the following: c. The allowable density of a standard level cluster development is 4.0 du/acre, not 4.2. Please revise. Rev. 1: Please revise the note so that it states " R4 Permitted Density: 4 DU/ AC." Response: Note revised. F� neeiing Comments: A deed for all proposed public drainage and stormwater easements will need to be recorded with the plat. I'll draft the deeds once all revisions to the plat have been addressed. Deeds will be sent to the applicant when ready. Response: Noted. Please provide when ready. ACSA Comments: Utility plan approval will be required prior to final plat approval. Dedication of ACSA utilities for Belvedere Phases 2B and 5A will be required prior to final plat approval. Response: Noted. VDOT Comments: 1. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design Manual are required prior to plat approval. Response: Noted. 2. Temporary turn -a -rounds will need easements shown per SUB202100195 —Road Plans. Response: Turn -a -round easements have been added.
