DEED OF GIFT WITH BOUNDARY LINE ADJUSTMENT
THIS DEED, made this 44 day of August, 2022 by and among JOHN S. TIEDEMAN
and MEGAN E. BARRY, husband and wife, Grantors; and MICHAEL CHARLES BARRY and
PRISCILLA ANN BARRY, husband and wife, Grantees, whose address is 9136 Ermantrude
Court, Vienna, VA 22182;
WITNESSETH :
That for and in consideration of the sum of the love and affection the Grantors bear for
the Grantees, the Grantors do hereby GIVE, GRANT and CONVEY with GENERAL
WARRANTY and ENGLISH COVENANTS OF TITLE unto the Grantees as tenants by the
entirety with the right of survivorship as at common law and not as tenants in common the real
estate hereinafter described as follows:

This conveyance is made expressly subject to all easements, restrictions, conditions, and
reservations contained in duly recorded deeds, plats, and other instruments constituting
constructive notice in the chain of title to the property hereby conveyed, which have not expired
by limitation of time contained therein or have not otherwise become ineffective.

Legal Description
ALL THAT certain lot or parcel of land with improvements thereon and appurtenances thereunto
pertaining, lying and being in the County of Albemarle, Virginia containing 1.99 acres, more or
less and shown as "Area X" on plat prepared by Timothy R. Miller, C.L.S. dated August 12,
2022 attached hereto and recorded herewith; the said Area X to be COMBINED WITH and
ADDED TO adjoining property owned by the Grantees known as Albemarle County TMP 46-
142 resulting in TMP 46-142 combined with Area X totaling 5.05 acres, more or less and TMP
46-141 totaling 5.35 acres, more or less.
AND BEING a portion of the same property conveyed to John S. Tiedeman and Megan E. Barry
by deed from James H. Kegley and Julia K. Alcid in their Individual Capacities and as Co-
Trustees of The Jack N. Kegley Revocable Trust Agreement dated September 8, 2010, said deed
dated September 15, 2020 and recorded in the Clerk's Office of the Circuit Court of the County
of Albemarle, Virginia in Deed Book 5391,page 621.
