Dear Ms. Daugherty:
First of all,thank you for the assistance and cooperation that you have provided. Attached you
will find the relevant Application for Site Plan Waiver with sixteen copies of the site topography overlaid
by the design of the parking area, access road and relevant conditions from the Board's approval.
The property owner recently met with Mr.Jack McClelland at the Health Department and was told
that the appropriate correspondence evidencing its certification of the sufficiency of the existing septic
system for 200 person events shall be forwarded to you within the next few days. The only construction
will be that of the parking lot and access road as the building and grounds can otherwise accommodate the
approved capacities. The only known variance from County regulations pertains to the access road which
was made narrower than the norm. The principal reason is the desire to save some mature trees that would
otherwise have to be removed. The access road provides for pull overs to address two way traffic,and
was modeled after the access road at Panorama Farms. The new parking lot will be used only for overflow
at sizable events,only a few of which are anticipated in any given year. There are thirty seven parking
spaces that currently exist which will suffice for the vast majority of the Inn's business.
We have been in touch with Mr.Mark Graham of the Engineering Department to coordinate the
project as time is of the essence for its completion. The owner has critical contractual obligations in mid-
April that involve use of the new parking area. Given the fact that construction will be confined to the
access road and parking area,both of which have been in de facto existence for many years(dating back
to when Clifton was an operating farm),we are hoping that the approval process can be fast-tracked. It
is my understanding that the Planning Commission will next meet on March 11 and then on March 25. It
is my desire that the application can be reviewed by staff and forwarded to the Commission in time for it
to act at the earlier of the two dates, but in any event for the March 25 meeting.
