To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is within Albemarle County. Parcels 2313, 24B, and 36 are zoned Rural
Areas, RA, and Parcel 23F is zoned Planned Residential Development, PRD. The
permitted uses of the Property are provided in Sections 10 and 19 of Chapter 18 of the
Albemarle County Code ("Zoning Ordinance"). Parcels 24B and 23F are subject to the
Entrance Corridor Overlay District.
• Parcel 23B is subject to special use permit SP200200019, approved October 2, 2002,
and to site plan SDP200400062, approved September 8, 2004, both linked below.
• Parcel 24B is subject to special use permit SP201100016, approved October 11, 2011,
to allow an offsite sign for the Clifton Inn on Parcel 23B.
• Parcel 23F is subject to zoning map amendment ZMA201500006, approved October 11,
2011, to allow an offsite sign for the Clifton Inn on Parcel 23B.
• For the Property (Parcels 23B, 24B, 36, and 23F), there is one pending special use
permit, SP202100004, to amend SP200200019, allowing for the expansion of a historic
restaurant and inn.
• For Parcels 23F, there is one pending zoning map amendment, ZMA202100003, to
change the zoning district from PRD to RA, which would then allow the expansion of the
Property with SP202100004.
• For Parcels 23B and 2413, there is one pending special exception, SE202200014, to
allow for the disturbance of critical slopes.
• For Parcels 23B, 24B, and 36, there is no pending zoning map amendment, conditional
use, or variance request, nor has there been granted any conditional use, special
exception, variance, or other zoning relief of any kind.
• If the Property contains physical development approved with a site plan, then in the
event of casualty, the Property may be rebuilt substantially in the same form upon
satisfaction of all required building permits and site plans, as applicable.

• A review of our files found no current open zoning or building code violations
applicable to the Property.
• Copies of relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request through the department's Records Manager, Paul Bjomsen, at
pbiornsen(Walbemarle.org may be made. It will take longer to fulfill if the request is not
based in Virginia.
