To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned Commercial Office, CO. The permitted uses of the Property are
provided in Section 23 of the Albemarle County Code ("Zoning Ordinance"). The
Property is located in the Entrance Corridor Overlay District (EC) and Airport Impact
Area (AIA), and the Steep Slopes Overlay Districts as described in Section 30 of the
Zoning Ordinance.
A dental office is a by -right use in the CO zoning district.
• According to the County's property records, the building was constructed in 1999. The
site was developed under SDP1998-00001 and is served by 18 parking spaces. The
Property was built per the approved site plan.
• There are no applications for a special use permit, zoning map amendment, special
exception, or variance pending approval on the Property.
• In the event of a casualty, in whole or in part, the structure located on the Property may
be built in its current form subject to the approval of a building permit and applicable site
plans and building code.
• This office has no record of any open building or zoning violations for the Property. This
office does not keep track of Fire Code violations. You can reach the Fire and Rescue
