Re: Special Exception for Homestay
Dear Respective Board Members:
I'm a long-term resident of the Albemarle Charlottesville area and have acquired a business license
with Albemarle County (account 356126-909664) 1 have been operating a homestay in my lower level
and paying transient occupancy tax since March of 2022. In the process of bringing the homestay into
compliance and prior to applying for zoning clearance, I am requesting a special exception along the
eastern and southern boundaries. Please accept this request for reduction in setback for the above -
mentioned property, located on tax map 79C—OA-5; Shadwell Estates.
The property sits at the end of a private road and is not visible from neighbouring homes. I have
spoken with the two closest neighbours that share this road, and they have no issue with the homestay
operation. The property along the southern boundary, 79C-OA-4, and eastern boundary, 79C-OA-6A, are
both vacant and completely wooded. Along the western boundary, 79-24B, is Collina Farm and Hurt's
Pond. 250/Richmond Rd is along the northern boundary. The natural woods shield the dwelling from
250.
The property is very private and any disturbance from the homestay operation is minimal.
