Below please find a traffic study for the
properties surrounding the extension of Woodbrook Drive .
These figures were taken from the ITE Trip Generation
Handbook.
Day Care School
4000 Sq . Ft . @ 79 . 26 trips per day per 1000 Sq . Ft . = 317 VPD
Specialty Retail Center
23600 Sq. Ft . @ 40 . 67 Trips per day per 1000 Sq . Ft . = 960 VPD
Residential R-6 Zoning
3 . 7 Acres x 6 = 22 Units
22 Units @ 10 VPD each = 220 VPD
Drive In Bank
1800 Sq . Ft . @ 265 . 21 Trips per day per 1000 Sq . Ft . = 477 . 4 VPD
Specialty Retail Center Associated with the Bank
28200 Sq . Ft @ 40 . 67 trips per day per 1000 Sq. Ft . =1146 . 9 VPD
Total projected Vehicle trips per day = 3121 . 3 VPD

Based upon the above number , a category 5 pavement
design will be required.
Please note that it was not taken into
consideration that there would not be any other entrances
onto Berkmar Drive from the properties in question.
However , it is our belief that should they be obtained, they
will not reduce the traffic count to a point where a lesser
permit design can be used.
