The approval of the preliminary site plan is valid for(1)one year in accordance with Zoning Ordinance Section 32.4.3.1. Therefore,the preliminary approval shall expire September 12,2003. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight(8)tentative plan copies to the Department of Planning and Community Development. This letter must be submitted with the tentative plans, as a checklist,to document that you have addressed all requirements or conditions, or the tentative plan will be denied. A submission and review schedule is attached for your information. The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated applications and fees,may also be submitted with the eight(8)tentative Plans. Failure to do so will result in a separate application to be filed with the Engineering Department at a later date. After the initial tentative plan submittal,each department/agency will contact you to discuss any remaining conditions. After all aforementioned department/agencies have granted a tentative approval,you may submit the final mylars(2 sets),one blueprint copy, fmal site plan application, fmal site plan fee, and a copy of all written tentative approvals to the Department of Planning and Community Development by 5:00 p.m. on any Monday. Assuming that the final site plan mylars reflect all tentative approvals, signing of the plans will occur within one week. The final site plan will be subject to all fmal site plan requirements(Zoning Ordinance Section 32.6),in addition to the following conditions. 1. The Planning Department shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained. The fmal site plan shall not be signed until the following conditions are met: 1 ❑ A. Planning Department approval to include: ❑ 1. [32.6.3] Two (2) copies of a landscape plan shall be submitted for approval. The plan should be overlayed with the utilities plan to show all landscaping to be located out of any utility easement. Landscaping shall be shown to meet proffer#3 of ZMA 2001-021. • ❑ B. Engineering Department approval to include: ❑ 1. The BMP grading will need more detail on of final site plan. The grading may affect the size of the BMP and thus the allowed impervious areas for this site. [18-32.5.6d]; and, ❑ 2. Parking space grades cannot exceed 5%; and, ❑ 3. An erosion control plan,narrative and computations. [17-203]; and, ❑ 4. A completed application and fee for erosion control and stormwater management. [17-203, 17-303]; and, ❑ 5. A stormwater management/BMP plan and computations. Computations must include water quality, and detention routing for the 2yr and l0yr storms. [17-304]; and, ❑ 6. A completed stormwater management facilities maintenance agreement and fee. [17.323]; and, ❑ 7. Drainage computations. VDOT would like drainage calculations for Woodbrook Drive. Also, adequate channels must be demonstrated downstream of the BMP. This will require off-site contour detail of this channel with calculations. [Policy, MS-19] ❑ C. Albemarle County Building Codes and Zoning Services approval to include: ❑ 1. [32.5.6(n)] Show the location of all outdoor lighting on the plan; and, ❑ 2. [32.6.6(j)] Provide a description and photograph or diagram and show the location of each type of outdoor luminaire that emits 3,000 or more initial lumens. Please be aware that installation of such luminaires in the future that are not shown on this plan shall require an amendment to this plan; and, ❑ 3. [32.6.6(j)] [4.17.4(b)] Include a photometric plan on the site plan demonstrating that parking area luminaires are in compliance with 4.17.4(b). ❑ D. Albemarle County Service Authority Approval to include: ❑ 1. Approval of final water and sewer construction drawings.
