Re: SDP200500111 —Carriage Gate Apartments Minor Site Plan Amendment
We have received your comments from you and Allan dated 11/18/05 and 11/9/05
respectively for the plan titled "Carriage Gate Apartments." The following are our responses
to those comments:
Planning &Zoning Review Comments — David Pennock
1. Because of the change in grade in the proposed location of the tree re-located from
str-2, please provide a detail for a method of protection — i.e. a staking plan, tree well
or other device.
We are eliminating that tree.
2. A concrete apron must be provided to extend at least 8' feet beyond the front of the
relocated dumpster.
An apron has been provided.
Engineering Review Comments —Allan Schuck
1. The location of STR-2A is a nuisance to the public with its location in front of the stairs.
This inlet needs to be relocated from this location so it is not a nuisance to the public.
As relayed during a meeting with engineering staff the county previously
approved the location of this structure.
2. The new concrete dumpster placed between Buildings 'B' and 'C' is not built correctly.
The existing pavement in front of the dumpster is rutting. No concrete pad currently
exists in front of the dumpster. The dumpster itself is on a concrete pad, but that pad
stops at the existing curb. Please show the correct dumpster pad design for both
dumpster location on the amendment and fix the existing problems at the dumpster.
A dumpster pad meeting ordinance requirements is now shown on the plans
and will be constructed to fix the existing problem.
3. Structure 2A is not built correctly. This inlet structure needs to be relocated and rebuilt
to capture the drainage and get the drainage to the SWM -Ftrr-F, pl

As agreed to during a meeting with engineering staff the structure will be
modified and speed bumps constructed in the travel way to direct runoff into the
structure. We have attached calculations for your review.
4. The new design with the island and proposed contour and spot elevation grades does
not allow the drainage to flow into STR-4. Therefore, the drainage will not get to the
SWM facility. Please revise proposed drainage patterns shown on the minor
amendment. Concentrated flow will not be allowed to cross the traffic lanes on the site
plan. It appears that an additional drop inlet is needed along the western parking lot to
address both of these concerns.
As agreed we are providing 4(four) curb cuts along the upper-most tier of
parking. We have attached revised calculations for your review.
5. The parking alignment shown on the minor amendment is not the same as in the field.
The handicap spaces are field located at Building 'B'. The amendment shows the
handicap spaces in front of Building 'C'.
The striping in the field now matches the site plan.
6. CG-12 also exists in front of Building 'B' as well as Building 'C'. Please show correctly
on plans.
All CG-12's are now shown correctly on the plan.

Re: Minor Site Plan Amendment For Carriage Gate Apartments
Dear Planner;
Enclosed are eight (8) copies of the Minor Site Plan Amendment for Carriage Gate
Apartments.
The purpose of this site plan amendment is to address items that were revised during
the construction process. The following items have been revised:
1. A landscape island was added to the rear parking area near the garages.
This island allows a grade break that reduces the grading for the garages.
The grading has been completed, but the pavement and curb have not been
completed.
2. The concrete dumpster near Building C.
3. The tree near Storm Structure STR-3 has been relocated to the new
landscape island.
4. Mailboxes, steps, retaining walls, and HVAC units have been added to the
plans.
