Dear Scott,
We have reviewed the above referenced plans and have the following comments:
Engineering (Emily Cox)

1. WP020200053 must be amended and approved before this road plan can be approved. In
particular, the Phase I1 E&S plan and any post -development drainage changes, such as in sub -area
C must be revied. There may be other applicable changes not noted in this comment. Rev. 1:
Comment not addressed.
2. [Sheet 23] Some slopes are very steep. Please provide explanation for slopes over 10%. Rev. 1:
Comment addressed.
3. Ensure easements for all storm drains are sufficient. This includes 20' easements for yard drains
in-between houses. This can be shown on the final site plans and easement plat, however since
they were shown on this road plan, it is a noted comment. Rev. 1: Comment addressed.
4. Trees outside of ROW must be in a landscape easement. Rev. 1: Comment addressed.
Planning (Ben Holt)
1. See attached letter dated 6/9/22. Rev. 1: No objection.
VDOT (Adam Moore, John Wilson)
1. See attached comment letter dated June 30, 2022. Rev. 1: No objection. See attached letter
dated 9/12/22.
Fire Rescue (Howard Logamarsino)
1. No objection
ACSA (Richard Nelson)
1. The sewer flow request has been submitted to RWSA for approval. Receipt of the acceptance
letter will be required prior to approval.

2. The portion of sanitary sewer, behind the lots in Phase 2A, should be included on the next
submission.
3. Exclude the following sheets from ACSA submittal -Sheets 5-7, Sheets 22-2313, Sheets 26 and
27.
RWSA (Dyon Vega)
1. Rev. 1: On sheet 9 and sheet 12 there is a mention of a proposed retaining wall
but I am not certain which lines it is pointing to. Sorry if I missed this on another set of plans
before but I just want to make sure the retaining wall will not be near the RWSA water line. I
cant tell if it tucks behind lots 140-146 or if there is another one for lots 147-152. If there is a
wall back there we would have some concerns, however I am not sure if the road plans would
be the place to address it.
GIS (Andy Slack)
1. No objection.
ARB (Margaret Maliszewski)
1. No objection. This property does not fall Ncithin the EC overlay. ARB review/approval is not
required.
