The comments listed below must be addressed before ACSA
approval is granted on the above referenced plat. Please make sure all
comments are address prior to re-submittal.
o Per our phone conversation yesterday,provide an easement for 200+
LF public sewer extension recently proposed.
o The easement along the north side of parcel 91D is incorrectly
hatched to be vacated. This easement is an existing easement that needs to

be dedicated to the ACSA. Provide the DB &PG reference along this
property.
o The easement along the north side of parcel 91 is hatched to be
vacated and newly created. Separate all easement areas correctly and
provide only one type of hatching for any given easement area. All
easements are either
* existing &to be dedicated to the ACSA. (provide DB &PG)
*Newly created&to be dedicated to the ACSA
* Existing and to be vacated. (provide DB &PG)

The Albemarle County Department of Planning &Community Development will approve the final plat
when the following items have been satisfactorily addressed (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated based
on furth r review.)
1. [14-30 B] The owner of Parcel 91 is `Carriage Gate LLC' not'Berkmar Land Trust'.
2 4-302 F]The area along the arc of the cul-de-sac that shows the existing utility easement(DB2097-
286)to curve with the arc. With the new sewer easement along the front I thought that easement was
no longer necessary. The way it is shown it would go through the first building. The Service Authority
has also commented on this. Please resolve this issue.
. [14-302 H]Along the northern boundary adjacent to parcels 91 B5(see comment#4)and 90 note the
20' cess easement to be dedicated for public use upon the demand by the county.
4. [14-303 0] Provide the appropriate signature blocks for parcel 91 D since there are new easements
on that property.
5. The adjacent parcel that is listed as TM 45 Par 91 B is actually 91 B5. Please update.

We have reviewed the plat entitled, "Easement Plat For Tax Map 45 Parcel 91, Carriage Gate,"dated -
December 18,2002, and it is not approved.The following items must be satisfactorily addressed before
we can grant final approval:
(1). The title must indicate all lots this easement plat is intended to include (91D &91C).'Change both
sh ets.
2). Provide a signature block for all property owners. It is understood that Berkmar Land Trust no
I ger owns parcel 91.
(3). Provide a note: Public water and sewer utility easements are to be centered on the as-built utility
I cations.
(4). Clearly indicate the required water and sewer easements.The hatching for the existing easement
makes the new easement difficult to follow. It is recommended you hatch the newly established
easement instead of the existing
easement.
/(5)• Sign & Date the L.S. stamp on the cover sheet(sheet 1).
c�6). Include revision date(s)).
(7).The easements as shown conflict with the apartment buildings. Notch the easement and do not
include any areas within the building footprint.
(8). Extend all water meter easements 5' beyond the back edge of the meter vaults.
(9). The easement for the blow-off assembly is not centered on the design location of the waterline.
The consultant has been made aware of these comments by separate letter. Let us know if you have
