remodel the building located at 1718 Seminole Trail. This building
is owned by The Luck Group LLC, of which I, James M. Luck, Ill, am
the owner and will be renting to Jefferson Coin LLC as of January
1, 2014 for operation of a retail store. I have received a copy of all
proposed work and authorize Kara Luck to proceed with any and
all approved renovations to the building.

Description of Proposed Work
1718 Seminole Trail-Pizza Hut Building
Proposed Work
The Luck Group LLC purchased the land and building located at
1718 Seminole Trail in Charlottesville, VA. The building is currently
operated as a Pizza Hut Restaurant renting from The Luck Group
LLC. Jefferson Coin LLC plans to remodel the building and begin
operating there as a retail shop beginning January, 2014. The
majority of the remodel will be on the interior of the building with
very little change to the exterior.
The proposed work to the exterior will include the following:
-Refacing the existing pole sign. (Permit application to be
submitted).
-Remove the top piece from the existing roof and replace with a
cauldron style top to cover the adjoining sides.
-Repaint the roof with a dark brown color, "Burnt Umber" #9127-
3, from Porter Paints. (swatches enclosed).
-Remove existing windows and replace with "Pella 350 Series
HurricanShield Impact-Resistant Fixed Rectangle" windows,
eliminating two windows on the front and north side of the
building. (window specs enclosed).
-The existing siding will remain, with the same siding used to
complete the window replacement below new windows.
-Paint exterior siding to "Cracker Ritz" #317-5, from Porter Paints.
(swatches enclosed).
-Additional wall signage on front and south side as allowed by sign
requirements. (Permit application to be submitted).
-All other existing items to remain the same.
-There will be no change to the existing footprint of the building.
The proposed work to the interior of the building is as follows:
-Remove existing carpet and some tile to be replaced with new
flooring.
-Ceiling to be removed and replaced with drop ceiling style tiles
and lighting.
-Women's bathroom removed and finished as office space.
-Men's bathroom to be remodeled.
-Dividing wall added down center of interior space to create a
showroom and office area.
Compatibility of Proposed Work
This proposal is compatible with the surrounding area and the
entrance corridor. The color scheme we have proposed is more
neutral, brown & tan, than the existing bright red color of Pizza
Hut. The cauldron style roof top is modern and continues the style
design portrayed in the new development at the south-east
corner of Rio Road intersection. The window proposal to change

the windows from the trapezoid shape to a conventional
rectangle window shape is compatible with new designs and a
modern look for the entrance corridor.
Overall, the proposed work to remodel the Pizza Hut Building
located at 1718 Seminole Trail will improve the eye appeal of this
location as people travel through the entrance corridor of
Albemarle County.
