We are sensitive to the restoration and Archaeological Site Analysis for all work
Our Archaeologist, Ben Ford, will fully investigate the historical significance of the
Crossroads Tavern site, its inherent archaeological resources, and balance our designs
for development with a reverence for preservation.

Does Not Set a Precedent for Rural Commercial / Hotels / Event Centers
For Over zoo Years, The Inn operated a hotel and restaurant use license. It is not a `new resort'
Meets approved Rural Uses & ownership does not intend to build a larger resort
As part of the SUP is willing to commit to limits for gatherings
Not going to host late night outside events with major traffic, lights or loud music
Other proposed projects - Ex. Wavertree are in residential areas with no commercial zoning
Allegations of Pippin Hill's History & "Major Expansion' are Not Factual

Organic farming for the kitchen & flower gardens. No chemical pesticides in the gardens
We have extensive gardening, and farm uses - 4o beds -Kitchen & Flower Gardens
Three season planting rotations - Spring crops, Summer and Fall crops
The kitchen uses all vegetables and fruits - over 5,000 lbs. grown annually
i,800 sq ft of kitchen garden beds - 15,00 sq ft of fruit garden
Hundreds of pounds of figs, apples, pears, blueberries and blackberries annually
Flower gardens supply nectar & pollen for our honeybees, and weekly edible flowers
Conversion of the 7-acre hayfield to a native flower & grass meadow for increase biodiversity
This wildflower meadow offers major foraging ground for our honeybees

Rainwater Recycling -- Five cisterns collect 11,5oo gallons of roof runoff - irrigate the
lawns, run the fountains and watering the gardens and planting beds
Water Treatment - Recirculating septic system filters water through the roots of native
plants so that water from our drain field is 98% clean when returned to the aquifer

Wildflower Meadows - 8 acres of natural areas/native meadows to rebuild our ecosystem
and encourage a habitat for wildlife and food for our honeybees

COMMITMENTS:
In consideration of our closest neighbors, we plan to obscure
their views of our proposed cottages, consistent with existing
species of the surrounding countryside. Location and color of
cottages are also being taken into consideration. We are
working with an'ace, Andrew Walker, on a viewshed analysis to
ensure our plantings are as effective as possible for our
surrounding community. His initial findings are the next few
slides
The closest neighbor in the view corridor is 744 yards ]0.44
miles] away from the new cottages. The farthest is 2992 yards
