GANAWAY MASSIE, an individual, SALLIE STUART MASSIE, an individual, and
MARGARET TERESA BOATWRIGHT, TRUSTEE OF THE MARGARET TERESA
BOATWRIGHT TRUST, hereinafter the Grantors, and, TRACY SHULL and THOMAS
F. SHULL, 11, hereinafter referred to as the Grantees, whose address is:

WITNESSETH:
That for and in consideration of the sum of EIGHTY THOUSAND and 00/100
DOLLARS ($80,000.00) cash in hand paid, the receipt of which is hereby acknowledged,
the Grantors do hereby GRANT, BARGAIN, SELL and CONVEY with GENERAL
WARRANTY and ENGLISH COVENANTS OF TITLE unto the Grantees, as tenants by
the entirety, the following described property:
All that certain tract or parcel of land, situated in Albemarle
County, Virginia, near Keene at the intersection of State Route 20 and
State Route 712, shown and designated as Lot 17, containing 6.41 acres,
more or less, on a plat by William S. Roudabush, Jr., and Associates,
C.L.S., diated June 15, 1973, of record in the Clerk's Office of the Circuit
Court of Albemarle County, Virginia, in Deed Book 536, page 247.
Being the same property conveyed as a one-half interest to Samuel
J. Boatwright and Margaret T. Boatwright, husband and wife, and a one-
half interest to Clarence R. Massie, honime sole, by deed from William L.
Mahone and Ruth E. Mahone, dated July 10, 1985, recorded July 12,
1985, in the Clerk's Office of the Circuit Court of Albemarle County,
Virginia, in Deed Book 844, page 1. Clarence R. Massie died testate June
15, 2004, and pursuant to his Last Will and Testament, probated June 23,
2004, in the aforesaid Clerk's Office in Will Book 109, page 363, title to
his one-half undivided interest was devised to Page Ganaway Massie and
Sallie Stuart Massie. Samuel Joseph Boatwright, Jr., died September 4,
2013, as evidenced by his Will recorded in the aforesaid Clerk's Office in

Will Book 144, page 732, and by operation of law, title to the one-half
undivided interest held by Samuel J. Boatwright, a/k/a Samuel Joseph
Boatwright, Jr., and Margaret T. Boatwright, vested solely in Margaret T.
Boatwright. By Deed Book Gift, dated August 1, 2014, recorded August
14, 2014, in the aforesaid Clerk's Office in Deed Book 4524, page 356,
Margaret T. Boatwright conveyed her one-half undivided interest in the
subject property to Margaret Teresa Boatwright, Trustee of the Margaret
Teresa Boatwright Trust, dated July 30, 2014.
This conveyance is made expressly subject to the easements, conditions,
restrictions and reservations contained in duly recorded deeds, plats and other instruments
constituting constructive notice in the chain of title to the property hereby conveyed,
which have not expired by a limitation of time contained therein or have not otherwise
become ineffective.
Margaret Teresa Boatwright appointed Diane Teresa Pullaro and Lynn Susan
Boatwright to serve jointly as her agent under a Durable General Power of Attorney,
dated April 13, 2004 and recorded in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia in Deed Book 4524, page 346. Diane Teresa Pullaro resigned as
attorney -in -fact under said Durable General Power of Attorney on October 14, 2014t
leaving Lynn Susan Boatwright as the sole agent/attomey-in-fact for Margaret Teresa
Boatwright. A copy of said letter of resignation is
