Design Focused Engineering September 22, 2022 Mariah Gleason County of Albemarle Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 RE: Response Letter #5 for SDP2018-00040 Hunters Way — Major Site Plan Amendment Dear Mariah, Thank you for your review of the major site plan amendment for 2300 Hunters Way. This letter contains responses to County comments dated April 7, 2022. Our responses are as follows: Planning — Mariah Gleason 6. [32.5.2(k)] Proposed sewer and drainagefacififies. a. A WPO plan/amendment must be approved before site plan amendment is approved. b. Proposed easements shown on the site plan will need to reference a recorded deed book and page number for these easements. Rev. 7: Comment remains. The applicant has submitted an easement plat, which is currently under review by staff. Once approved, the plat will need to be recorded and reflected on the major site plan with a label that includes the instrument number. RESPONSE: Comment received. The subdivision plat has been resubmitted for review. Once the plat receives County approval and is recorded, the site plan will be updated with legal reference. Engineering — David James 1. WPO plan/amendment must be approved before site plan amendment is approved. Acknowledged — WP02016-52 amendment. (Rev. 2/3/4) Comment still valid. (Rev. 5/6) Comment still valid. SWM easement deed & plat will need to be recorded prior to SDP approval, drainage deed, as well. RESPONSE: Comment received. Please see that the subdivision plat has been resubmitted for review. 31, (Rev. 4) Provide reverse slope bench and/or surface water diversion for 2:1 graded slope at front of property. 118-30.7.5 C. ) Response: Fhe above section refers to managed and preserved slopes, however, the slopes on the property are designated as critical (Rev. 5) Correct, I apologize the property citation is at 18-4.3.3 C. (Rev. 6) Not addressed. [image removed in comment response] RESPONSE: It is our understanding that See. 18-4.33C requires a reverse slope bench and/or surface water diversion for a 2:1 slope when the vertical height of this slope exceeds 20'. The identified slope area is proposed to be regraded at 2:1 with a vertical height of 14'. 912 E.
