Sonic Drive-thru Restaurant ARB Application
Project Description:
A Sonic Restaurant is being proposed within the Northtown Development, located on Seminole
Trail (Route 29). The restaurant is being proposed on the existing building pad adjacent to the
Stellar One Bank, between the bank and the existing Biofilter. The proposed Zoning of the
property is Highway commercial with an Entrance Corridor overlay, and the proposed restaurant
is a by-right use on the property. However, the addition of a drive-thru window requires a
special use permit approval, and the applicant is seeking an approval of the SUP as well as ARB
approval. The benefit of the drive-thru window is to service the customers in an efficient
manner. Currently, the adjacent parcel to this site also has a drive-thru window as well.
The location of the proposed restaurant and drive-thru window will not have a detrimental effect
on the adjacent lots. The building is placed on the site in a location where the headlights from
the stacked vehicles will not affect the surrounding properties. In addition, landscaping will be
installed between the project and Route 29 to mitigate any headlights from the stacked cars.
Landscaping and street trees are proposed along Route 29. There is also landscaping and
shrubbery on the property to mitigate the cars, along with landscaping within the rain garden
located between the proposed building and Route 29. With the architecture on the building and
the proposed landscaping, we feel that this project is a good fit on the property.
Changes have been made to the building to mirror the front of the building along Route 29. In
addition, there is approximately 40' of landscaped area between the travelway of the project and
Route 29. This landscaped area provides additional buffering for the project from Route 29.
