THIS DEED, made and entered into this 20th day of
March, 1982, by and between LEROY W. SNOW, widower, party of the
first part thereinafter referred to as Grantor, and BRUCE W. BANNAN
and JULIE K. BANNA►e husband and wife, parties of the second part,
hereinafter referred to as Grantees, whose address is Route 1,
Box 441-B, Scottsville, Virginia, 24590,
W I T N E S S E T H:
That for and in consideration of $22,000.00, of which
$10,000.00 is cash in hand paid, the receipt of which is hereby
acknowledged, and the balance of $12,000.00 is paid by a bond se-
cured by purchase -money deed of trust recorded just following
this deed, as part of the same transaction, the Grantor does here-
by GRANT, BARGAIN AND SELL AND CONVEY with GENERAL WARRANTY and
ENGLISH COVENANTS OF TITLE unto the Grantees, as tenants by the
entirety with full rights of survivorship as at common law and not
as tenants in common, all that certain tract or parcel of land
situated on State Route 795, in Albemarle County, Virginia, desig-
nated as Lot "B", containing 20 acres, shown on a plat made by
11m. Morris Foster, C.L.S., dated August 17, 1981, revised February
23, 1982, hereto attached and recorded as a part of this deed,
being a portion of the property conveyed to the Grantor by deed of
James Lih Yong Chang and wife, dated September 30, 1981, of record
in the Clerk's Office of the Circuit Court for said County in D. E
727, page 229.
The Grantor also Grants unto Grantees, as an appurte-
nance to Lot "B", the right to install a water pump where the
stream is on Lot "C" adjacent to Lot "B", with a water pipe line

have the unexclusive right to install, repair and maintain said
pump and water line with the right to enter Lot "C" at reasonable
times and places for such purposes.
This conveyance is made expressly subject to the ease-
ments, conditions, restrictions and reservations contained in duly
recorded deeds, plats, and other instruments constituting cons
tive notice in the chain of title to the property hereby conveyed,
ch have not expired by a limitation of time contained therein
or have not otherwise become ineffective.
