[14-302 (A)(311 The right-of-way for streets within Blocks 9-11 is shown on the plat as hereby dedicated to public use. The ROW was previously reserved for future dedication to public use when the final subdivision plat creating lots in Blocks 9-11(1313 5512 page 282) was recorded. Staff would like the applicant to verify that the developer would like to dedicate the street ROW with this plat. a. [14-302 (A)(14); 14-426] If the ROW is being dedicated, please state the total acreage of the ROW in a calculation (identify the residue of the parent TMP), and add a note to the first sheet stating that the ROW shown on the plat is hereby dedicated to public use. Response: The streets have already been dedicated with the final subdivision plat recorded in Instrument Number 202200004923, with the exception of the extension of Archer Avenue which will be dedicated later. Instrument numbers have been added to labels where they were missing. 2. [14-302 (A)(5)] Please see Engineering comments regarding the callouts for the shaded areas labeled as "Greenway/SWM Parcel." Is the reference to SWM easements intended to represent a new SWM easement, or the existing easements that were previously recorded? Revise the labels as necessary. a. Any new public easements will require a deed of dedication to be recorded with the plat. Engineering staff will draft the easement once all plat revisions have been made. Response: The shaded areas represent the special lot that is being created with this plat so that it may be transferred to the HOA (just like TMP 46-19139). No new easements are proposed with this application. 3. [14-302 (B)(t)] Please add a date of last revision. Response: Revision date added. 4. [14-303 (F)] The private lots and private open space in Blocks 9-11 have already been platted. Please identify these lots by their TMP numbers instead of lot numbers as currently labeled. Response: All adjoining lots and open space parcel labels have been updated to reflect new TMP numbers. Additional lot numbers are just shown for context. Engineering Comments -Please clarify the easement label. Is it SWM a forest & open space easement? A SWM facility easement? It is unclear. -All SWM easements require a deed. Engineering will draft this deed when the plat is ready for final approval. Response: See response to comment fi 2 above. No new easements are proposed with this plat.
