A project of similar footprint and height has been previously approved for the adjacent site referred to here as Building One (The WW Office Building). This application proposes a design for Building Two. A previously approved site plan locates this building and required parking. A site plan revision is being separately applied for to accommodate an increased building size and revised grading and landscape plan. That site plan and landscape plan are attached here for ARB review. The final design proposed for the proposed Building Two will be comprised of materials and details similar to the now existing Building One. The differences expressed in Building Two are responses to owner preferences and anticipated tenant configuration. ARCHITECTURAL APPROACH: The proposed building, though straightforward in massing, presents traditional materials of high quality rendered in a modern vocabulary. All materials were selected to require minimum maintenance therefore presenting itself well over time. Locally manufactured brick laid in conventional running bond, using a palette of three contrasting yet compatible colors, is used in band courses and patterns to take advantage of the modular nature of brick. These patterns provide both a traditional attention to detail and the modern appearance. This is reinforced by using conventional window sash with simulated divided lites (SDL). Again by using a more modern mullion pattern a traditional building element is updated. The simple massing of both buildings, though rendered with differing massing themes, is designed to be respectful of the surrounding architecture without falling prey to simple repetition of forms and specific material selections.
