These will be the first units that he constructs and will be the only units that will be able to be seen from the Entrance Corridor. Lots 4-7 will have the same (or very similar) building designs; i.e. buildings that use the same color schemes, building materials, and overall house layouts. The existing trees and stream buffer landscape, located on the right-hand side of Old Trail Drive (in the Block 19 area), obscure the view of Lots 4-7 from the Entrance Corridor. I hope that this does not hinder the acceptance of a County-Wide Certificate of Appropriateness for Block 12, Phase 1. Thank you, Raleigh Davis Roudabush, Gale, & Associates 914 Monticello Road Charlottesville, VA 22902 Email: RDavis @roudabush.com Description of Proposal— Block 12, Phase 1: Phase 1 of Block 12 consists of a streetscape of Seven Multi-Family Residential Development with rear access to the units off a rear alley as per the Old Trail Code of Development. These units are placed with minimal setbacks, rear loaded garages, and front porches that an inviting and social atmosphere for pedestrians. On-street parking is provided at the front of the units along Glenn Valley for convenient access along the traditional street sidewalk with traditional street tree plantings. These Attached Village homes are the continuation of a very successfully multi-family villa type of living units built in a"Classic"Architectural style. There have been 24 units built to date that have all been visible to the route 250 corridor at some point(prior to larger townhome units being built). This home has received very high regard in the market place and is very desirable for seniors who prefer ground floor living and convenience to the Village Center. The units are also part of a"maintenance free living program" whereby the Home Owner Association maintains the common areas via a special assessment to ensure a quality of life standard to the community. This low profile unit is designed for first level living and has attached garages with a concealed courtyard for privacy. The roof lines are broken up with Traditional Classic Detailing and Dormer with roof pitches that adhere to the Design Standards established in the Old Trail Code of Development. The units are attached in small groupings to give a lower density appearance in this high density/mixed use environment and present a favorable "pedestrian scale"to the street. Finish materials have been a soft blend of brick, stone and lap siding with shutters attached at windows and attractive detailing on windows, doors and siding transitions. The visibility from Route 250 only affects a small number of these units, and these units will ultimately be shielded from view by future Townhomes along Old Trail Drive. To the South and East there is a heavily wooded streambed that begins to obscure a majority of the units. The soft earth tones help blend the units to the surrounding landscape without drawing attention to itself. All mechanical equipment will be shielded from view at the Entrance Corridor and the landscaping will adhere to Old Trial's amended landscape standards, which increases plant material along the sides of the unit to further soften the views to route 250.
