RE: Briarwood Commercial Lot subdivision Prelim. Plat—Request for Authorization of a Private Street
Dear Albemarle County,
I'm writing to request the ability to construct private streets within the Briarwood Development that will
serve the Briarwood Commercial lots,as shown in the propose preliminary subdivision plat for this
property, which is titled Briarwood Commercial Lot Preliminary Plat Subdivision. The waiver request is
consistent with section 14-233 of the Albemarle County Subdivision Ordinance under Section 14-233.B.1
—the agent may authorize one or more private streets if the proposed private street is within a subdivision
containing non-residential uses . The subdivision plat that is accompanying this request is for the
subdivision of the HC commercial lots along Route 29 that are located within the Briarwood
Development. These lots will not have direct access from Route 29 and will be served by this proposed
private road which will run parallel to Route 29 and provide access to the lots. There will also be a
private road from Rt. 29 that will tie into the proposed private street running parallel with Route 29.
The proposed private streets will have curb and gutter,and will meet the VDOT and Albemarle County
standards for public streets. These roadways will also have a sidewalk and street trees along the
roadways.
We ask that staff grant the waiver and authorization for the private streets within this commercial
subdivision for the Briarwood Development.
