Rya n,
Here are the original comments, your questions, and my responses. Let me know if you need additional information.
3. Reconsider the proposed building colors to be more in keeping with the originally proposed color palette.
a we have some confusion on the intent of this comment.
o The original color palette was:
Matcrtal aarWlm Mcul: charcoal gay: Uyvil: alII prance clad, wral pchhlc lint: Tuwan glare: 000
Metro hlmorcra310Fn+ Wk.
Renderings also showed a palette of grays and whites. The ARB added this comment after their review. I
believe they thought the palette of beige and tan was more appropriate than gray and white.
6. Add the dumpster enclosure details to the site plan.
• our last submission contained dumpster details (plan and elevation), was there something specific you were
looking to see that we omitted?
o I saw the dumpster screen details on the architectural drawings, but not the site plan. Please add them
to the site plan.
7. Provide 35-401 spacing of large shade trees along the Seminole Lane frontage.
• since we are providing a large species of street tree, we spaced the trees 50' apart per 32.7.9.5.d. The owner
would like to keep this spacing at the 50' requirement to not obscure the signage on the building. Are we
missing something with regard to tree spacing requirements?
o Yes. EC guidelines require 40' spacing along interior roads.
8. Add ornamental trees along the Seminole Lane frontage north of the site entrance.
• Can you clarify the location you're referring to, and how many ornamental trees you'd like to see?
o This is the location:
10
However, please consider the addition of ornamentals together with the spacing in the previous
comment and avoid over -crowding.
Thanks.

Margaret,
Hope you are well. I had a few clarifying questions regarding your most recent comments on the above project, please
see below. If it would be easier, our team is free to discuss by phone or virtual meeting anytime at your convenience.
I'm including the Architect here since some comments will affect us both.
3 - we have some confusion on the intent of this comment.
6 - our last submission contained dumpster details (plan and elevation), was there something specific you were
looking to see that we omitted?
7 - since we are providing a large species of street tree, we spaced the trees 50' apart per 32.7.9.5.d. The owner would
like to keep this spacing at the 50' requirement to not obscure the signage on the building. Are we missing something
with regard to tree spacing requirements?
8 - Can you clarify the location you're referring to, and how many ornamental trees you'd like to see?
Thanks in advance for your time.

Good afternoon, Gerardo.
Here are my comments on the most recent resubmittal for the Charlottesville Orthopaedic project:
1.Correct the label for elevation #2 on A2.1. It is labeled south but should be north.
2.Confirm that the "C light fixtures are downlights above entrances.
3.Regarding the ground -mounted floodlight: a) Correct the discrepancy between the lighting schedule (which
indicates two ground mounted fixtures) and the plan (which shows one fixture); b) confirm that the fixture is
for the wall sign.
Please email a set of revised drawings (with updated revisions dates) addressing these comments at your earliest

Margaret,
Our client has asked if there will be a possibility to screen the western corner of the back of the building to block the
exterior HVAC units instead of depending on the "Line of view from 500' beyond building edge at route 29" as shown
in our sheet A1.0.Our client is hoping to spread those units closer to the comer if possible. Please refer to rough sketch
below. If we try to make this change for resubmission, can you please advise what kind of implications this might

3 - we have some confusion on the intent of this comment.
6 - our last submission contained dumpster details (plan and elevation), was there something specific you were looking
to see that we omitted?
7 - since we are providing a large species of street tree, we spaced the trees 50' apart per 32.7.9.5.d. The owner would
like to keep this spacing at the 50' requirement to not obscure the signage on the building. Are we missing something
with regard to tree spacing requirements?
8 - Can you clarify the location you're referring to, and how many ornamental trees you'd like to see?
Thanks in advance for your time.

1. Correct the label for elevation #2 on A2.1. It is labeled south but should be north.

3. Regarding the ground -mounted floodlight: a) Correct the discrepancy between the lighting schedule (which

Margaret,
Our client has asked if there will be a possibility to screen the western comer of the back of the building to block the
exterior HVAC units instead of depending on the "Line of view from 500' beyond building edge at route 29" as shown in
our sheet A1.0.Our client is hoping to spread those units closer to the comer if possible. Please refer to rough sketch
below. If we try to make this change for resubmission, can you please advise what kind of implications this might cause
in terms of timing, etc.? Thanks.

3. Reconsider the proposed building colors to be more in keeping with the originally proposed color palette.
we have some confusion on the intent of this comment.
o The original color palette was:

Mcvo hlan ovtt 031 O Ft Ic.
Are we

o Yes. EC guidelines require 40' spacing along interior roads.
8. Add ornamental trees along the Seminole Lane frontage north of the site entrance.

o This is the location:

Good afternoon, Gerardo.
Here are my comments on the most recent resubmittal for the Charlottesville Orthopaedic project:
1. Correct the label for elevation #2 on A2.1. It is labeled south but should be north.
2. Confirm that the "C" light fixtures are downlights above entrances.
71
3. Regarding the ground -mounted floodlight: a) Correct the discrepancy between the lighting schedule (which
indicates two ground mounted fixtures) and the plan (which shows one fixture); b) confirm that the fixture is
for the wall sign.
Please email a set of revised drawings (with updated revisions dates) addressing these comments at your earliest
convenience. If you have questions, feel free to contact me.

Margaret,
Our client has asked if there will be a possibility to screen the western corner of the back of the building to block the
exterior HVAC units instead of depending on the "Line of view from 500' beyond building edge at route 29" as shown in
our sheet A1.0. Our client is hoping to spread those units closer to the corner if possible. Please refer to rough sketch
below. If we try to make this change for resubmission, can you please advise what kind of implications this might cause
in terms of timing, etc.? Thanks.

Ryan,
Here are the original comments, your questions, and my responses. Let me know if you need additional information.
3. Reconsider the proposed building colors to be more in keeping with the originally proposed color palette.
we have some confusion on the intent of this comment.
o The original color palette was:
Matcnal urnpl : Meal: char l pay; alyvil: 0111 paint clay. sad pcbbk riot: Tuscan glace: •MOO
Mcvo hlan ovtt 031 O Ft Ic.
77
1
mw Y/I'Alwr
mw
However, please consider the addition of ornamentals together with the spacing in the previous
comment and avoid over -crowding.
Thanks.

Below are comments for SDP202100083 Charlottesville Orthopaedic Minor Site Plan Review Comments:
From the fixture counts provided, the existing %-inch water meter will need to be upgraded to a 1-inch meter.
The proposed Willow Oaks, along Seminole Lane, should be 10-feet min away from the ACSA water meter/service line.

We're preparing to resubmit the above mentioned plan this week, but wanted to check if any additional comments
came through... your letter mentioned that review was pending for the Building Inspections Dept. and ACSA. Is it safe to
assume no additional comments will be provided at this point?

Ryan,
Below are comments for SDP202100083 Charlottesville Orthopaedic Minor Site Plan Review Comments:
From the fixture counts provided, the existing %-inch water meter will need to be upgraded to a 1-inch meter.
The proposed Willow Oaks, along Seminole Lane, should be 10-feet min away from the ACSA water meter/service line.

Hi Kevin,
Got a quick question for you. This isn't related to any comment we received, but our Architect has asked me to confirm
with you that our interpretation of County Code is correct.
97
As can be seen below, the Architect is proposing a wooden 2nd floor deck which overhangs the rear building setback by
4'. It is our understanding that this is permissible under Sec. 4.11.1 governing balconies and like features. Can you
confirm this is the case?

This email suggesting that you have been/are working on the project is enough information to keep this site plan

Hi Kevin,
Just had a quick question for you regarding this project. The applicant ran into some entitlement hurdles regarding the
property ownership, but they have now been resolved. As a result, we have been delayed in addressing the comments
from December, but plan to address them and resubmit sometime in the next month or two. I realize this may put us
past the resubmission deadline; will we need to file for an extension? If so, can you give me some guidance on that
process?

I just wanted to reach out to let everyone know that I have taken over Planning review of SDP202100083 from Andy
Reitelbach. I haven't gotten to my review yet, but it looks like Andy had included an internal deadline of Thursday,

Subject: Transmittal of SDP2021-00083 Minor Amendment (Charlottesville Orthopaedic)
Hey Kevin,
Thanks for taking over the review of this minor amendment for me.
I've placed the folder in your mailbox, and I've also already replaced myself with your name in CountyView. I have
December 161h as the deadline for comments, but the actual 60-day deadline isn't until the first part of January.
The link to the documents in CountyView:

I've already received comments from some reviewers, and those comments are in CV.
Let me know if you have any questions.
Thanks again,
Andy
