This letter is to notify you that the following development proposal has been submitted to the County for review:

MAGISTERIAL DISTRICT: Rio

LOCATION: Five parcels of land on the southeast side of Rio Road W., approximately 800 feet northeast of the
intersection of Rio Road W. and Four Seasons Drive; 435, 445, 455, and 463 Rio Road W., and an additional parcel located
in front of 505 Rio Road W.
PROPOSAL: Request for approval of an initial site plan to construct a residential development with a maximum of 250
multi -family dwelling units (at a density of approximately 30.37 units/acre), on five parcels totalling 8.232 acres, in
accordance with approved rezoning ZMA202100011.
ZONING: PRD Planned Residential Development - residential (maximum of 35 units/acre) with limited commercial uses; in
accordance with ZMA202100011.
PROFFERS: No
ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: AIA - Airport Impact Area; Steep Slopes - Managed
COMPREHENSIVE PLAN: Urban Density Residential - residential (6.01 - 34 units/acre); supporting uses such as religious
institutions, schools, commercial, office, and service uses; and Neighborhood Service Center - commercial, retail, and
employment uses with supporting residential (3 - 20 units/acre); in Neighborhood 1 in the Places29 Master Plan area.
The purpose of this notice is to inform you about the proposed project its location and how you can access a copy of the
proposed plan and other project information including comments from staff reviewers.
Please contact the lead reviewer at areitelbach@albemarle.org for an online link through which you can view the plans,
reviewer comments, and provide feedback. The reviewer comments related to the proposal will be available to view on
November 17, 2022. Action on the proposed plan must be taken by December 2, 2022.
These projects are "by -right", which means that if the proposed plans meet the minimum requirements of the County's
zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public comment, we
encourage you to reach out to the lead reviewer to express any concerns or questions you may have regarding the
application.
