Attached is the final site plan for Galaxie Farm. Below is how the initial site plan comments for the project have been addressed.
Planning (Cameron Langille):
1. The updated block plan and information (approved with SE202200221) has been shown on Sheet 3.
2. The variation has been approved, allowing the proposed street network as currently shown on the plan set.
3. The landscaping buffer for lots 1-4 has been shown and included with the development plan.
4. The setbacks have been updated and are consistent with the approved road plans and subdivision plats currently under
review.
5. The block acreage and other zoning information has been added to the plan sheets. When the easements are recorded,
this information will be added to the plan set.
6. The parking has been added to the plans and outlined on sheet 1.
7. The watershed note has been updated.
8. The WPO buffer is shown on the plans and the note has been added to sheet 1.
9. The location of all the utilities are part of this site plan. The easements have been labeled and the instrument p will be
added to the plans, once they are recorded.
10. All easements will be labeled with the instrument numbers.
11. The existing trees have been shown and labeled on the site plan, existing conditions, and landscaping plan.
12. The surface materials have been added to Sheet 7.
13. The proposed recreational amenities have been added to the plans.
14. The connection to 91A1-EO has been shown with bollards. This matches the approve road plans.
15. This comment is acknowledged.

17. This comment is acknowledged.
18. No lighting is proposed with the development.
19. This comment is acknowledged.
20. This comment is acknowledged.
21. A landscaping plan has been included with the final site plan for the development.

Engineering:
All Engineering comments have been addressed with the Road plan and VSMP plan.
E911:
All street names match the approved road plans.
ARB:
1. Attached are the architectural designs for the Single Family Attached units and the Preliminary ARB application.
2. The location of the mechanical equipment for the Single family attached units have been added to the plan. A 4' high
fence has been shown to screen the units from the entrance corridor.
3. The existing fence along the southern property will remain and will be extended as shown on the site plan.
4. The note about the mechanical equipment has been added to the plans.
5. Landscaping and plants have been added as requested along the stream buffer area.
6. A final landscaping plan has been included.
7. The landscaping notes have been included.
8. The wall colors and manufacturer has been added to the plans.
9. The tree protection fencing has been shown on the landscaping plan and the grading plan.
10. The plans indicate earthtone concrete and stone for the development.
Building Inspections :
The building comments have been addressed with the road plans and are shown for the final site plan for the SFA units.
Fire/Rescue :
The project is consistent with the current approvals for the road plans.
ACSA :
1. The utility plan has been approved for the development and is under construction.
VDOT:
The road infrastructure for this project has been approved with the road plans for Galaxie Farm. The approved information has been
included with this site plan and noted that it has been reviewed and approved with the Galaxie Farm Road plans. This site plan does
not change any of the approved aspects of the Galaxie Farm road plans.
