General Construction Notes I. The Scope of Work shall be understood as Information pertaining to Architectural, Civil, Structural, Mechanical, Electrical, Plumbing drawings and/or specifications created for project. The notations contained herein shall apply to not only GWH's Project Supervisor, but to every applicable SUB -CONTRACTOR as well. 2. All work shall be performed in accordance with ALL applicable codes Including, but not limited to the latest adopted versions of: IRG; VU513G; OSHA; Local City or County Amendments, If any; Applicable Mechanical Code, Electric Code, and Plumbing Code. GWH's Project Supervisor and all associated Sub -contractors shall update work contained herein based on any newly adopted or updated codes at the time of construction. 3. The conditions listed in General Conditions (Division 1) shall pertain to all construction divisions (Divisions 2-16). The terms provide, Install, supply, furnish, purchase, and obtain are to be understood as being synonymous. Material selected that is "or approved equal" must be approved by GWH's PURCHASING Department or DIVISION V.P. or G.O.O. in writing, in advance of work. 4. All work and materials shall meet or exceed the quality standards listed by the following organizations: American Concrete Institute (AGI), American Institute of Electrical Engineers (AIEE), American Institute of Steel construction (AI5c), American Lumber Standards (AL5), American Plywood Association (APA), American Standards of Testing Materials (A5TM) American Welders Society (AWS), Tile Council of America (TCA), Underwriters Lab (UL). 5. All materials and products shall be installed per manufacturer's specifications. All work to be of the highest industry standards. 6. GWH's Project Supervisor and all associated Sub -contractors to obtain all necessary Inspections, etc. and shall schedule all necessary labor, materials, equipment, hardware, etc., to properly construct project. ?. GWH's Project Supervisor and all associated Sub -contractors shall assume complete responsibility for all of their own construction activities on site including manpower, workers, equipment, materials, and safety procedures, and are also responsible for their own construction means, methods, techniques, sequences, procedures, and coordination. 5. GWH's Project Supervisor and all associated Sub -contractors must field measure and verify all critical dimensions on existing conditions (as applicable) before construction commences. 4. GWH's Project Supervisor and all associated Sub -contractors shall verify ALL existing utilities before construction commences. 10. All finish choices (specifically color and material) shall be as obtained from GWH's PURCHASING Department before construction and material purchase. II. GWH's Project Supervisor is encouraged to suggest to Project Architect cost or labor saving methods, but shall not implement such changes unless authorized in writing. All associated Sub -contractors are encouraged to suggest to GWH's Project Supervisor cost or labor saving methods, but shall not Implement such changes unless authorized in writing. B. Architectural Drawing Notes I. Drawings are not to be scaled to determine sizes and lengths. When clarification Is needed (for any Issue) GWH's Project Supervisor shall Immediately contact Project Architect, and all associated Sub -contractors shall Immediately contact GWH's Project Supervisor. 2. For discrepancies in Plans, Sections, Elevations, General Notes, Specifications, or Existing Conditions that are discovered during construction, GWH's Project Supervisor shall Immediately contact Project Architect and all associated Sub -contractors shall Immediately contact GWH's Project Supervisor for clarification before any work affected is continued. 3. Existing conditions (as applicable) are typically shown as shaded areas unless otherwise noted. Dimensions are shown from face of studs or face of concrete masonry units (cmu), unless otherwise noted. Existing grade depicted on drawings is to be considered as approximate and shall be field verified by GWH's Project Supervisor and all associated Sub -contractors if critical. 4. Information on existing conditions (as applicable) is based on the construction drawings from the original structure, therefore, dimensions shown indicating existing construction conditions should be used as a general reference only. GWH's Project Supervisor and all associated Sub -contractors to field verify all critical dimensions before construction. C. Final Inspections I. GWH's Project Supervisor shall verify to GWH'ACGOUNTS PAYABLE Department in writing (at the time FINAL INSPECTION is obtained) that ALL Certificates of Inspection have been obtained. All subcontractors shall supply GWH'ACCOUNTS PAYABLE Department with a notarized ®Release of Liens& at each Request for Payment, and include a note with the final notarized Release of Liens stating that OAI1 Certificates OF Inspection have been obtainedA D. Insurance I. GWH's Project Supervisor and all associated Sub -contractors to confirm with GWH's PURCHASING Department (before any work commences In the field) that the following coverage has been installed for the project: Builders Risk Insurance, Vehicle and General Liability Insurance, Workers Compensation Insurance, Bonding, and other coverage as required by laws, ordinances or codes to sufficiently cover expenses from Injury or property damage; and to properly protect GWH. E. Temporary Services I. GWH's Project Supervisor shall in most cases provide the following temporary services to the Sub -contractors: trash containers, power, lighting, toilets, heat; All associated Sub -contractors shall provide the following temporary services to the site as to properly construct the project: telephone, winter protection, and all safety equipment required by OSHA. F. Change Orders I. All changes to Scope of Work deemed necessary by GWH's Project Supervisor to properly complete project shall be submitted in writing (including total cost of such change) to GWH's PURCHASING Department before change is implemented. GWH's Project Supervisor to send a copy of Change Order to Project Architect at time Change Order is sent to Purchasing. 2. Any changes to a Sub -contractor's Scope of Work shall be drawn up in writing (including total cost of such change), reviewed by GWH's Project Supervisor and signed by both the Sub -contractor and GWH's PURCHASING Department before change is Implemented. GWH's Project Supervisor to send a copy of Change Order to Project Architect at time change Order Is sent to Purchasing. G. Gleaning I. GWH's Project Supervisor and all associated Sub -contractors shall be responsible for daily clean up of work generated trash (into trash receptacles) and weekly trash removal from site. Site shall be kept In safe condition at all times. Final cleaning shall consist of all necessary sweeping, washing, dusting, polishing, etc. (using only appropriate cleaning agents) for final presentation. DIVISION 2: 51TE WORK A. General Data I. GWH's Project Supervisor and all associated Sub -contractors to verify all existing underground utilities (and existing drain tile, if any) before work commences. 2. GWH's Project Supervisor and all associated Sub -contractors to field verify with Engineer's Ste Plan before excavation to confirm what vegetation (trees, etc.), If any, Is required to be saved and/or maintained. 3. GWH's Project Supervisor and all associated Sub -contractors shall determine the site's previously filled areas and the area -of -construction's soil bearing capacity, and provide modification, removal/replacement, compaction, etc., as deemed necessary by project's Site Engineering or Geotechnical report. 4. GWH's Project Supervisor and all associated Sub -contractors shall coordinate necessary excavation, backfilling, rough and finish grading, sediment and erosion control, plus seeding to properly complete project. 5. All excavated material that is not suitable as fill (i.e. stones larger than b" old., debris, wood, concrete, frozen material, etc.) shall be removed from site. All appropriate backflll shall be placed in maximum 5" layers and compacted at 55_55% density, with great care not to disturb foundation walls. Finish grade shall represent 6" of topsoil, and sloped for posltive drainage away from building. Backfill only after floor system or bracing is in place and at a minimum of 48 hours after waterproof membrane is applied. 6. All site work retaining walls shall be constructed for proper structural stability. All railroad ties (being used) to be pressure treated and fastened with spikes. 7. All exterior materials and finishes (especially prefinished aluminum, as applicable) shall be properly protected when masonry and/or concrete is given wash down. Waterproof membrane to be rolled application. Apply min. 14 days after final gorge coat. Ensure foundation wall surface is smooth, monolithic, and free from dirt, grease, voids, spoils, course or loose aggregate. 2. Footing drain shall have corrugated, perforated plastic pipe at the perimeter of Footing in any case where: finish grade is higher than interior slab or interior crawl space; and at window wells. 5. Gravel cover shall be 5/4" washed bluestone at 12" above top of drain pipe and 6" along each side of drain pipe. Silt protection shall be one layer of rosin paper. Footing drains shall terminate Into stormwater inlet or drain to daylight (unless otherwise noted on Site Drawings). 4. All waterproofing to conform to the applicable code. B. Insulation I. Throughout the work (where shown on Architectural Drawings and elsewhere), provide insulation as required to provide a positive barrier against the passage of temperatures through the exterior thermal envelope. 2. Underslab Insulation to be 2"x24" rigid insulation under poly at horizontal application or next to Inside face of foundation wall at vertical application. 5. Provide 2" rigid insulation on Interior face of exterior foundation wall (with 2" Z_strip). All rigid Insulation must be completely protected by fire -resistive material (i.e. drywall, concrete, etc.). Insulation to be installed min. 21 days after cmu foundation wall is set or min. 6 weeks after poured concrete foundation wall is set. 4. All kraft faced insulation not completely protected by fire resistive material (i.e. drywall, concrete, etc.) to have 0_25 flame spread. Use unfaced insulation when using a poly vapor barrier. 5. All vapor barriers (kraft face or poly) shall face tenant side and stapled to studs or trusses every 6" o.c. Tape around any and ALL openings made to Interior vapor barrier (i.e. e1ec. outlets, meth registers, windows doors, etc.). 6. crevices around window and door jambs shall be stuffed (chinked) with fiberglass butt Insulation. Fiberglass butt shall be installed on the back of any attic or wall access panel and at hidden air pockets in exterior wall framing. 7. All attic access panels over conditioned space to be Insulated per code. 5. All insulation to conform to the applicable code. 0. Flashing I. Throughout the work (where shown on Architectural Drawings and elsewhere), provide 26 ga. metal flashing as required to provide a positive barrier against the passage of rolnwater. 2. Flashing typically is needed at chimneys (along with cricket), at widow and door headers and sills, at brick rowlocks, at sides of dormers, and where a vertical exterior surface connects to a horizontal exterior surface D. Caulking I. Throughout the work (where shown on Architectural Drawings and elsewhere), seal and caulk joints as required to provide a positive barrier against the passage of moisture and the passage of air. 2. Caulk to be used shall use the best quality caulk available. Provide primers and back up materials (backer rod) as required for a complete and proper Installation. Caulk to be tooled concave and be elastic/elostomeric type or other appropriate type. Caulk bead's width_to_depth to be proper proportion. 5. Caulk all windows and doors (where they meet exterior finish material) with a caulk color to match windows and doors; Caulk other finish material with tinted caulk matching finish material color; Caulk all surfaces that will be painted with a standard color caulk. DIVISION 5: WINDOWS AND DOORS A. General Data I. Windows and doors to be installed per mfr's specifications in locations indicated on Architectural Drawings. 2. Windows and doors to be hung plumb within a tolerance of I In 1000. Rehang or replace as required all doors that are hinge bound, do not swing freely, or are warped. 5. Provide safety (tempered) glazing in all windows and doors according to all applicable codes. 4. Provide at least one Egress Window in each Bedroom and one in Basements without a walk -out condition. 5. Operable windows and sliding glass doors shall have Insulated glass and screens unless otherwise noted. 6. Unless otherwise noted window sizes define intended aesthic size and type by indicating sash opening in feet and inches. DIVISION 9: FINISHES A. Drywall I. All drywall work to be U.S. Gypsum, National Gypsum or approved equal. Drywall shall be 1/2" standard type typically and 5/6" type X on garage -to -house walls, unless otherwise noted. 2. All drywall accessories to be the some mfr. as the drywall mfr. and be galvanized metal components without any exposed metal trim or beads when complete. 5. All drywall shall be nailed at the edges with screws placed in the field when applied to wood framing, and screws throughout when applied to metal framing. 4. Fire rated drywall (as indicated on Architectural Drawings) shall be 5/6" Type X fire -code, installed within the guidelines of indicated testing lab requirements (i.e. UL#). 5. Vinyl edge bead shall be installed at drywall returns abutting all storefront windows and doors. B. Paint I. All materials needing to be painted shall be properly prepared including dusting surfaces, putty and caulk as required, lightly sand, and perform minor point up. 2. All painting to have primer and finish coats; Paint mfr. to be as determined by 6WH'5 PURCHASING Department. C. Carpet I. All carpet work (in areas indicated on Architectural Drawings) shall be as determined by GWH's PURCHASING Department. D. Tile (Mexican, ceramic, vinyl) I. All tile work (as indicated on Architectural Drawings) shall comply with recommendations contained in the current edition of "Handbook for Ceramic Tile Installation" from the Tile Councll of America. 2. All tile to be placed over underlayment and subfloor, or over concrete. All patterns and colors to be as determined by 6WH's PURCHASING Department 5. Minor leveling and/or filling of cracks on floor surfaces as required to produce a high quality installation. DIVISION 10: SPECIALTIES No work in this division (except as Indicated on Architectural Drawings). DIVISION II: EQUIPMENT No work in this division (except as indicated on Architectural Drawings).
