Re: ARB Comments — ARB-2022-66
1. Revise the white used in the building designs to color(s) that are more muted in nature. RESPONSE: The use of
white has been diminished. Additional grays have been added to offset the white.
2. Revise the east and west sides of Buildings B and D and the north side of the townhomes to increase diversity in
architectural character, materials, and colors. Possibilities include, but are not limited to, increasing the height of
the stone veneer at the base of the elevations and adding more variation in colors. RESPONSE: Sides have
been revised to add more character. Accent color has been added, as well as more use of stone veneer,
in addition to modifications of the roof, by adding dormers and trusses.
3. Revise the color of the accent standing seam metal roofs on Buildings 8 and 9 to one that is more coordinated
with the overall architectural design. RESPONSE: Standing seam metal roof has been removed with
exception of the metal canopies at the entrance of the buildings. The color matches that of the clubhouse.
4. Provide perspectives from the Parkway with and without landscaping and with and without the future building.
RESPONSE: Perspectives have been updated to show the future building as proposed in the current
project. This building is now being included in the current phase of the development project. Additional
perspectives are also included showing the views with and without landscaping.
5. Provide samples for all materials and colors. RESPONSE: Khris Taggert is aware that physical samples will
be sent as needed. We will coordinate with Khris on sending in any needed samples.
Paint colors are:
• White: SW7006_Extra White
• Light Gray: SW7071_Gray Screen
• Dark Gray: SW2848_Roycroft Pewter
• Accent: SW7604_Smoky Blue
Additional materials/ colors are:
• Metal Canopy: Light Bronze
• Shingle Roof: Black
• Stone Veneer: sand or gray color
6. Revise the architectural drawings to provide specs on proposed window glass that meet the design criteria as
follows: Visible light transmittance (VLT) shall not drop below 40%. Visible light reflectance (VLR) shall not exceed
30%. RESPONSE: This note has been added.

7. Add the standard mechanical equipment note to the architectural drawings: 'Visibility of all mechanical equipment
from the Entrance Corridor shall be eliminated." RESPONSE: This note has been added.
8. Revise the photometric plan to eliminate the spillover above 1/2 footcandle. RESPONSE: This has seen
updated.
9. Revise the pedestrian light fixtures to ones that emit less than 3000 lumens or to fixtures that are full cutoff.
RESPONSE: This has been corrected.
10. Revise the lighting plan to note in the schedule the light loss factor and maximum footcandles for the site. A LLF
of at least 1.0 is required and lighting levels that do not exceed 20 footcandles would be appropriate.
RESPONSE: This has been updated.
11. Revise the schedule and cutsheets to provide information on the fixture colors and color temperatures for the area
light and pedestrian light fixtures. RESPONSE: This information is provideo III UIV uPuarru Hyr UHU �IJUUL�.
12. Revise the schedule and cutsheet for the bollard light fixtures to specify the same fixture. RESPONSE: This has
been correctec
13. Revise the lighting plan to note that the height of the pole -mounted fixtures including the base will not exceed 20'.
RESPONSE: This has been corrected in the plan and details.
14. Revise the landscape plan to provide trees in the available planting areas between the buildings and sidewalks,
and along the parking row associated with the trailhead park. RESPONSE: Trees have been added where
space allows. Green Pillar Pin Oak (Quercus palustris 'Pringreen') are specified in narrow spaces since it
is an upright tree. Please note that this project is applying for EarthCraft certification which prohibits
trees or shrubs within 2' of the building exteriors. Also, required utility easements restrict planting in
some areas. The team has worked diligently to provide as many parking and street trees as possible to
soften these areas.
15. Revise the landscape plan to provide large shade trees, 40' on center, along the parking area between the
clubhouse/pool area and the stormwater facility. RESPONSE: These additional trees have been added.
16. Revise the layout of the trailhead park so that the associated paved area is not the primary feature visible from
the EC. Provide a park design that addresses the intersection and presents an appropriate face to the EC. More
parking and less turnaround pavement would be appropriate. RESPONSE: The parking lot has been revised
to cut down on the paved area. A large meadow planted with a native grass and wildflower mix is
proposed for the area.
17. If the path featured in the perspective view at the Rio/Parkway intersection is proposed, show it in the site plan
and provide appropriate landscaping. Coordinate the perspective views with the proposed site layout.
RESPONSE: The path and street tree locations have been updated in the perspective. People are now
shown walking on the path, so it is easier to visualize the potential use of the space. A previously shown
path has been removed from the perspective since it is no longer proposed in the plans.
18. Revise the site plan to note the specific color proposed for the retaining walls. RESPONSE: An additional
detail sheet (SD2.40) is added to the submittal package with information on the retaining wall material and
color.
19. Revise the perspective to clarity the level of visibility of the retaining wall on the northeast side of Building 8.
RESPONSE: There are buffer plantings between this wall and the trailhead parking area. The buffer
plantings will make an opaque or nearly opaque screen that will obscure most of the wall. Most of this

wall will be behind the knoll in the proposed park, which blocks most of it from the view. The perspective
without landscaping shows an approximation of the wall's visibility from the Rio Road and John W.
Warner Parkway intersection.
20. Show tree protection fencing on the grading, and E&S plans. RESPONSE: The civil engineer has added these
items to their sheets for the FSP resubmittal. Note that clearing, grubbing and grading of the site will be
limited to the permitted limits of disturbance in the approved erosion control plans. Any disturbance
outside of this area would likely ha ronsidered a violation of the land disturbance permit.
21. Show all the buffer planting locations on the landscape plan. RESPONSE: Buffer plantings have been added
to the plan.
