This plan may be approved with the following revisions/approvals: 1. No parking for lot 26 has been shown; 2. Parking for lots 23 and 24 is inadequate. If the design is to be maintained an easement will be required along with a maintenance agreement; 3. Provide a detail of the parking area design in accord with the general design provided by the Engineering Department; 4. Zoning Department approval (comments attached); 5. Engineering Department approval (comments to be forwarded upon receipt); 6. Albemarle County Service Authority approval (please contact Pete Gorham directly). With the above this plan may be signed. TO: Bill Fritz, Sr. Planner 0 � c5 FROM: Jan Sprinkle, Zoning Assistant DATE: November 7, 1994 RE: Briarwood 3B, Revised 10/18/94 This revision meets many but not all of my previous comments. Those remaining or new items brought to light by the revisions are as follows: 1. Show existing parcel lines for TMP 32G-03-A and 32G-03-83 . 2 . Our real estate files indicate that parcel 32G-03-83 is owned by Briarwood Homeowners Association, Inc. Please correct on the site plan or provide evidence of other ownership. 3 . Add zoning for TMP 21-14 . 4 . Lots 22, 23 , 24 and 26 do not appear to have parking spaces that meet our regulations. Section 4. 12 . 6. 6. 1 (f) requires 2 parking spaces per dwelling unit. They must be a minimum of 9'x 18' , located out of the street right-of-way and have unobstructed access to the street. Have the parking spaces approved by County Engineering or VDOT. 5. Lots 23 and 24 have a rear property line shown that makes the lots appear smaller than the area indicated. Please verify these lot sizes. 6. Lots 25 and 26 need their area indicated as well as proposed lengths of property lines. 7 . Identify what is to become of the land between lots 23/24 and the current open space parcel. Identify the limits of "Lot A" that is to be dedicated to the A.C. S.A. 8 . There is a line marked 'parcel line' that appears to divide TMP 32G-03-67 , 32G-03-83 and lots 25 and 26 of this. project. Is this a proposed division? Please identify.
