Concerns were expressed by neighbors about the impact of Willow
Lake View - specifically about the lake, traffic, architectural
standards, access easement issues, etc.
PC suggested finding mutually beneficial solutions.
We agreed and requested a deferral until such time as we could meet
with the POA and resolve the issues. We requested a special meeting
of the POA be called as soon as the PC meeting was adjourned

Willow Lake POA Meeting
February 23 , 2011
At the Special Meeting of the POA the architectural renderings and
first revised plat were presented. A list of questions were written
down, which we answered. This clarified many issues which we then
addressed.
We took careful note of the concerns and revised our plan further at
significant expense to address them following the meeting. This
included having field run topography surveys done in order to have
accurate data for our grading plan, adjusting our grading plan to
provide a 100' buffer from the lake, though we were not required to
do this based on the findings of the County Engineer, using the
existing curb cut to create a driveway serving 2 homes to address
traffic concerns, combining driveways to reduce the curb cuts to 3
and adjustment of the lot lines to make each lot less than . 5 acres to
eliminate the possibility of duplexes being built.

We presented our second revised plat and grading plan . Changes not
detailed in the plat include:
Creation of Willow Lake View POA with Covenants and Restrictions
identical to those in Willow Lake POA, including the environmental
restrictions protecting the lake and habitat and architectural controls
An offer to have a Willow Lake Board member join Willow Lake View
Architectural Review Committee.
Agreement to have the new homes become part of Willow Lake POA
following the construction process

10 single family home lots, duplexes have been eliminated
Curb cuts reduced by half along portion of Willow Lake Drive
fronting the lake, reduced from 6 to 3
Majority of property to be dedicated to Open Space,
representing 60% of the total area we own, which will have no
road access and can never be developed thereby protecting
habitat and increasing the common area to be held by Willow
Lake Property Owners Association
Granting of a 15 foot pedestrian and vehicle easement to
provide access to the lake moved to lot line boundary
between lots Cl and C2 to achieve nearly identical access that
is enjoyed today by the residents of Willow Lake
All of the grading and proposed homes are greater than 100
feet from the edge of the lake
