The current subdivision plat states that the subdivided properties will be served by public
water & sewer, however, I have confirmed with ACSA that the existing residence on
61A-42 is not currently connected. My concern is that until that residence has been
connected, I have to assume that it is currently connected to an onsite septic system, the
location of which is unknown (no records in our office, and not identified on the
proposed subdivision plat). If positioned within the boundaries of one of the adjacent
lots, it would be in jeopardy of being compromised by future construction activity,
possibly resulting in a public and environmental health risk. Therefore, I recommend that
the site plan not be approved until any of the following options are met:
1. The existing residence is connected to the public system
2. The onsite system is located on the subdivision plat showing all components are
inside the boundaries of 61A-42
3. The onsite system is located on the subdivision plat and an easement is
established for any components located outside of the boundaries of 61A-42
