THIS DEED made this 9th day of March, 1984, by and between
NANCY LEE RICK and NIELS OMEN YOUNG, her husband, hereinafter
referred to as the 'Grantors,' and Holly B. Hoffman, feme sole
hereinafter referred to as the 'Grantee', whose address is:
WITNESSETH:
That for and in consideration of the sum to TWO HUNDRED
TWENTY THOUSAND AND NO/100 DOLLARS ($220,000.00), cash in
hand paid, receipt of which is hereby acknowledged, the
Grantors do hereby GRANT, BARGAIN, SELL and CONVEY with
GENERAL WARRANTY AND ENGLISH COVENANTS OF TITLE unto HOLLY B.
HOFFMAN as her sole and separate equitable estate free from
the control and marital rights of any present or future
husband and free from any curtesy rights or inchoate curtesy
rights of any present or future husband of the said Grantee,
all of which are hereby expressly excluded, and with the full
and complete authority in the said Grantee to alien, convey,
encumber and otherwise deal with and dispose of the same
without the necessity of joinder by or with any present or
future husband of said Grantee, the following described real
estate:
All that certain lot or parcel of land, with
all improvements thereon and appurtenances
thereto pertaining, situated on State Route
671, in the White Hall Magisterial District
of Albemarle County, Virginia, containing
19.50 acres, more or less, and more particu-
larly described by a plat of Wm. Morris Poster
dated August 25, 1977, and recorded in the
Clerk's Office of the Circuit Court of Albe-
marle County, Virginia, in Deed Book 632, at
page 323. This is the same property in all
respects as was conveyed to Nancy Lee Rick
by deed of Peter G. Svenson and Rebecca
Humphrey Svenson, his wife, and Jane M.
Svenson, divorced, dated June 5, 1981 and
recorded in said Clerk's Office in Deed
Book 719, at page 21.
This conveyance is made subject to all easements,
restrictions, reservations and other matters contained in
duly recorded deeds, plats and other instruments constituting
constructive notice in the chain of title which have not
expired by a time limitation therein contained or otherwise
became ineffective.
