THIS DEED, made this 5th day of June, 1981, by and
between PETER G. SVENSON, REBECCA HUMPHREY SVENSON, his
wife, and JANE M. SVENSON, divorced, hereinafter referred
to as the Grantors; and NANCY LEE RICK, whose address is:
Route 1, Box 190, Free Onion, Virginia, 22940
hereinafter referred to as the Grantee;
W I T N E S S E T H:
That for and in consideration of the sum of One Hun-
dred Sixty-five Thousand Dollars ($165,000.00) of which
$135,000.00 has been paid in cash and of which the balance,
$30,000.00 is secured by a second lien deed of trust of
the Grantee to be recorded after this deed as a part of
the same transaction, the Grantors hereby GRANT, BARGAIN,
SELL and CONVEY with GENERAL WARRANTY AND ENGLISH COVENANTS
OF TITLE unto Nancy Lee Rick, all that certain tract or
parcel of land, together with all improvements thereon and
appurtenances thereto belonging, situated on State Route
671, in the White Hall Magisterial District of Albewarle
County, Virginia, containing 19.50 acres, more or less,
and more particularly described by plat of Wm. Morris Foster
dated August 25. 1977, recorded in the Clerk's Office of
the Circuit Court of Albemarle County, Virginia, in Deed
Book 632, page 323, and being the same real property in
all respects conveyed to Peter G. Svenson and Jane M.
Svenson, husband and wife, by deed of T. Martin Dann and
Acme H. Dunn, husband and wife, dated September 12, 1977,
recorded in said Clerk's Office in Deed Book 632, page 321.
Peter G. Svenson and Jane M. Svenson were divorced from
each other by decree of the Circuit Court of Albemarle
County, Virginia, entered on February 4, 1981, and spread
in C. 0. B. 80, page 354.

This conveyance is subject to easements to Virginia
Telephone and Telegraph Company in Deed Book 356, page 156,
and Deed Book 489, page 24.
