THIS DEED, made this 12th day of September, 1977, by
end between T. MARTIN DUNN and ANNE H. DUNN, husband and wife,
parties of the first part, and PETER G. SVENSON and JANE M.
SVENSON, husband and wife, parties of the second part.
W I T N E S 8 E T H:
That for and in consideration of the sum of $34,800.00.
cash in hand paid, receipt of which is hereby acknowledged, said
parties of the first part hereby, GRANT, BARGAIN, SELL and CONVEY
with GENERAL WARRANTY AND ENGLISH COVENANTS OF TITLE unto the
said parties of the second pert as tenants by the entirety with

full rights of survivorship as at common law, and not as tenants in
common, all that certain tract or parcel of land containing 19.50
acres, more or less, situated in the White Hall Magisterial District
of Albemarle County, Virginia, fronting on State Route 671 and more
particularly described on plat of Wm. Morris Foster dated August 25,
1977, attached hereto and recorded herewith; and being the southern
portion of a tract of land devised to T. Martin Dunn (a/k/a
Thomas M. Dunn). Percy T. Dunn, by Will dated May 14. 1949,
probated July 29, 1954 and recorded in the Clerk's Office of the
Circuit Court of Albemarle County in Will Book 39, page 378,
devised in clause "Sixth" thereof to T. Martin Dunn a tract of
about 40 acres, plus or minus, being a part of a 61-acre tract
conveyed to Percy T. Dunn by E. H. Ward dated December 21 T 190
of record in said Clerk's Office in Deed Book 125, page 170. The
19.50 acres, more or less, herein conveyed is a portion of said
40-acre tract.
Said property herein conveyed is subject to easements;
restrictions and reservations of record, and particularly subject
to easements to Virginia Telephone & Telegraph Company of record
in said Clerk'a Office in Deed Book 356, page 156, and Deed Book 48
page 24.
