Design Focused Engineering November 9, 2022 Rebecca Ragsdale County of Albemarle Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 RE: Response Letter #2 for SDP202200024 — Belvedere Town Center - Block 2B Dear David and Rebecca, Thank you for your review of the Final Site Plan request for Belvedere Town Center - Block 2B. This letter contains responses to County comments dated June 6, 2022. Our responses are as follows: A. General: 1. The WPO plan will need to be approved & bonded prior to FSP approval. (Rev. 1) Comment still applies. WPO is approved, bonding is not required prior to ESP approval. 2. Sheet C6: The proposed trees within existing drainage easement will need to be removed/relocated outside easement. (Rev. 1) Not addressed. The trees were already existing in the drainage easement. This site plan is only replacing the trees. 3. (Rev. 1) Update C4/5 to reflect the grading & utility layout per approved WPO plan. The grading plan has been revised with this submission. The unit count remains the same (8 multifamily units and 1 single family unit), however, the entrances to the units has been flipped so that units fronting Belvedere Boulevard do not have steps while the units fronting Belvedere Way do. Also, please note that the footprint for all units has been revised with this submission to be 22ft x 40ft instead of the original proposed design of 22ft x 38ft for the multifamily units and 20ft x 38ft for the single family unit.
