SHOPCORE P R O P E R T I E S Standard Sign Drawing Review Notes • All existing conditions must be verified by Tenant/Tenant's sign company/contractor • Tenant/Tenant's GC/Tenant's consultants must comply with governing municipal and state regulations and building codes and obtain all necessary permits, inspections and certificates. • No light leaks. No exposed fasteners. No sign manufacturers' labels in locations visible to the public (U.L. labels OK) • Patch & repair existing storefront fascia to "like new" condition • Paint raceway (if applicable) to match existing fascia color Tenant shall maintain sign in superior working order/condition for the term of the lease agreement. Coordinate installation with Property Manager. Coordinate execution of Pylon Sign Agreement (if applicable) with Property Manager. TENANT'S SIGN SHALL BE LOCATED ABOVE THE STOREFRONT OF LEASED PREMISES AND WITHIN THE LIMITS OF THE AREA DESIGNATED BY LANDLORD AS "SIGN BAND". TENANT'S SIGN SHALL BE CENTERED VERTICALLY WITHIN SIGN BAND AND HORIZONTALLY WITHIN LINEAL FRONT FOOTAGE. Tenant's sign shall be limited in length to a maximum of seventy-five percent (75%) of the lineal front footage of the Leased Premises. The letters of Tenant's sign shall have a maximum height of eighty percent (80%) of the sign band not to exceed 24" and a minimum height of fifty (50%) of the sign band not to be less than 12". Signage must be professionally designed and constructed, and letters should be proportionate in size to the Tenant storefront. Local codes may dictate sign size and design. All signage must be in accordance with local governing authorities. The Tenant will not place or suffer to be placed or maintained on any exterior door, wall or window of the Leased Premises any sign, awning or canopy or advertising matter or other thing of any kind, and will not place or maintain any decoration, lettering or advertising matter on the glass of any window or door of the Leased Premises without first obtaining the Landlord's written approval and consent and without first obtaining the written approval of Authorities, which shall be obtained by the Tenant at its sole cost. In the event Tenant installs or permits any sign to be installed, which has not been approved by the Landlord, the Landlord shall have the right to remove the sign and install a sign approved by the Landlord. In the event the Tenant refuses to remove any non -conforming sign, Landlord shall have the right to cause said sign to be removed, at Tenant's expense, which expense shall include not only the cost associated with removing said sign, but also the cost of any repairs made by the installation or removal of such non -conforming sign. Tenant's failure to reimburse Landlord for such cost within five (5) days after Landlord has submitted an itemization of such cost shall constitute default under this lease and Landlord shall have all rights and remedies as set forth in the lease for default by Tenant. Landlord agrees that Tenant shall be permitted to place "Coming Soon" and "Grand Opening" banners on the storefront for eight (8) consecutive weeks commencing on or prior to the Commencement Date, and banners for special promotions for up to two (2) consecutive weeks on four (4) occasions each calendar year, provided that Tenant receives all applicable permits, consents and approvals necessary with respect thereto, and provided such banners are reviewed and approved by Landlord prior to fabrication and installation, such consent not to be unreasonably withheld.
