Johnson, bcleveland04O9@gmail.com Date: November 2n1, 2022; First Revision: November 161, 2022 Re: SUB202200176 Johnson Boundary Line Adjustment TMP 132-18, TMP 132-18B, and TMP 132-18C - Review Comments The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302 (A)(4); 14-302 (A)(5); 14-302 (A)(15); 14-314] Please provide more information on the existing "recreation easement" that is proposed to be vacated. Is this a public or private easement? Staff review of recorded instruments did not identify a previously recorded deed that explains who owns the rights to this easement, what its purpose is, etc. Please be aware that if this is a public easement, Board of Supervisors approval of the proposed vacation may be required prior to plat approval. Rev 1: Comment addressed. 2. [14-302 (A)(7)] Please clarify which TMP Area "A" will be apart of. Additionally, what TMP will the southeastern portion of that same area will be a part of? Please add the appropriate labels. Rev 1: Per aoDlicant's comment response. 114-4061 Remnants shall not be created by subdivision of land. All Dre- existing remnants shall be eliminated when the land is subdivided. The portion of land south of S.R. 602 is currently part of only one Tax Map Parcel. The plat proposes to split it into two pieces and that would then become part of two separate TMPs. The plat cannot be approved unless the entire area south of S.R. 602 remains part of one TMP. a. Please revise the acreage totals where applicable. 3. [14-302 (A)(15)] The names and addresses of each owner of record and holders of any easements affecting the property. Please add another label for TMP 132-18A at the northwest portion of the plat. Rev 1: Comment addressed. 4. [14-302 (B)(1)] Please add a date of last revision once the edits are complete. Rev 1: Comment addressed 5. [14-303 (D)] According to Albemarle County GIS Data, TMP 132-18 is 25.60 acres and TMP 132-18C is 5.13 acres. Please verify this and correct the acreage totals where appropriate on Sheet 2. Rev 1: Comment addressed. 6. [14-303 (H)] Please add a legend to label what "OHE" represents. Rev 1: Comment addressed.
