The Community Development Department hereby grants approval of the site plan modifications described and shown in the attached request prepared by Stanley Martin, dated November 2, 2022. This is the first Letter of Revision for this site. A total of three (3) Letters of Revision are allowed before all changes to the plan are required to be submitted in the form of a site plan amendment. For review purposes, this revision request references Sheet L1.0 of SDP-2021-00013. The proposed changes requested are: Revise the pavilion dimensions from 15'x 20'to 14'x 22'. a. The pavilion on the proposed plan scales off as 15'x 20' (300 sq ft). These dimensions require a 15' custom roof truss, the use of which adds expense and manufacturing time to produce the structure. An approval to substitute the approved dimensions with a 14'x 22' (308 sq ft) pavilion allows SMH access to a standard truss size produced by several manufacturers. In consideration for this approval, SMH will provide a pavilion with an increased square footage as compared to the approved pavilion dimensions. b. The wood posts of the pavilion will be stained. c. The roof shall be asphalt shingles. d. Exhibit "A" shows the location of the pavilion and approximations of the original and revised pavilion sizes. e. Exhibit "B" is the spec sheet from a proposed pavilion structure provider. 2. Revise the pavilion storage area. a. We request to replace an enclosed storage "shed" structure within the pavilion with two (2) rust -resistant and weather -resistant commercially available storage containers. The minimum dimensions shall be (L x W x H): 60 x 26 x 24 inches. b. Removing the enclosed structure keeps the pavilion open and aesthetically pleasing. Storage containers offer additional seating and surface area for pavilion activities. When located beside individual picnic tables, the storage containers enhance team activities or play where each picnic table/storage container side could be used by individual teams. c. Exhibit "C" shows style/color examples of the proposed storage containers. Exhibit "D" shows the proposed container locations. 404 People Place, Suite 303, Charlottesville, VA 22911 Main. 434.975.7445 a www.StanleyNiartin.com 3. Amenity items unchanged under this request. a. Two (2) picnic tables will be installed as shown (unchanged from approved plan). b. Benches (3) will be installed in the per plan locations. c. Fire pit with six (6) Adirondack -style chairs will be installed in the per plan location. d. Exhibit "B" shows these per -plan locations. 4. Remove the "Possible Path Connections" shown along Lots 26, 28 and 29. Amenity area access is possible from the wide paved path between Lots 18 and 19 and the Walking Path behind Lots 26-35. a. Exhibit "F" shows the locations we want to remove. This is the 2nd (Second) Letter of Revision for revision proposed for the approved site plan. We acknowledge that a total of three (3) letters of revision are permitted for an approved site plan. Please let me know if you have any questions or need any additional information. We appreciate your time and consideration on this request.
