Below are our responses to the remaining comments on the road plans. Engineering: 1. No waterlines are proposed with this project. This project is located within the Rural area, and each lot has a well and septic system on the individual lots. This comment should be removed. 2. "General Construction Notes for Public Roads' and "Public Road Acceptance Procedure' notes have been provided on Sheet 9. 3. RCP class has been labeled on the culvert profile, see sheet 13. 4. Concrete cradle note has been added to the culvert profile, sheet 13. S. Cut and fill volume estimates have been provided on the road profiles, see sheets 12 & 13. 6. HGL has been shown and labeled on the storm sewer profiles. 7. LD-347 HGL calculations have been shown on Sheet 11. 8. Spot elevations have been provided for the driveway culverts on Sheets 7 and S. 9. This comment should be updated or removed. There is no site plan associated with a development for single family lots. The road plans have to be approved prior to the subdivision plat, and the bonds posted for the subdivision plat recordation. Based on this information, I think this comment can be removed from the comment letter, as it does not apply to this project. VDOT: 1. CBU and turnout (per shoulder and ditch detail) has been provided. See detail on sheet 9 and plan sheets for the location and grading associated with the CBU. 2. Shoulder and centerline elevations have been corrected on the culvert calculations. 3. "Victorian Heights' and related job number have been removed from the storm calculations. 4. Ditch contours have been revised and spot shots have been provided for the driveway culverts. S. The project is located within the Rural area with well and septic systems on each individual lots. Roadside ditches are required to convey drainage to the SWM facility for treatment. Riprap ditch width has been revised throughout the plan. Since there will be riprap within these ditches, these roadside ditches are a lot more substantial than grass swales and will not be removed over time. These can be included in the maintenance agreement with the roadways for the development. 9. Errant rectangles have been removed from the plan. These were associated with the E&S plan for check dams for stabilization. 10. Guardrail has been provided in the areas of large fill slopes. 11. New right-of-way has been provided on Lot 3A. 12. All drain fields are shown fully out of R/W. 13. This comment is acknowledged. 14. Comment letter has been provided with this submittal. 15. This comment is acknowledged.
