Here is that quick exhibit we discussed. This suggests how the Places29 Small Area Multi -Use Path
would be integrated along an Avenue corridor designated in front of our site. According to the survey
done, the MUP in front of Volvo measures 8' wide.
At this time, only the northern portion of our site (Phase 1) will be developed. Phase 2 is only
speculatory and subject to change. There are no plans, other than what was approved for this portion
of the site.
Given the limited space along this stretch we are proposing to continue that 8' section. This is a slight
modification to what was shown in the 29SAP. It's uncertain how things would tie back to the north at
this time but we've made an assumption for now.
Phase 2 of the County's MUP project is not yet on the boards to be improved. According to Kevin, this
stretch of the County Berkmar improvements still has not received any funding. We are poised to
submit a major site plan amendment for just Phase 1 and can't delay our project indefinitely until they
can coincide.
Questions worth asking are-
1. Can this future concept be accepted by VDOT along this section of Berkmar?
2. Can our design without the MUP project; be developed in a temporary way; satisfy VDOT in
order to get our entrance permit ;and so we don't have to spend unnecessary money on
improvements that would need to be redone in the somewhat near future?
3. Can these improvements be tabled and some private funds donated that would be escrowed
towards these future Berkmar improvements so it can all be done in one project
simultaneously?
4. Do we install the entrance to the existing curb or to the future curb?
5. If we install the entrance to the future curb, how do we transition both the existing bike lane
and how far do we transition the entrance curbs out?
6. What happens to the bike lake in front of Volvo which is currently separate to the 8' existing
MUP along that section? (I see this being done by others on a separate scope)
7. Is it really worth the dollars to push the existing curb and gutter into Berkmar 3.5'+/- or simply
allow to reduce the green strip (between the back of curb and the new MUP edge) to 3' +/- and
just lose the bike lane?
8. When the time comes, will there be a solid white stripe in front of the gutter plan edge along
Berkmar Drive?
I really appreciate you taking time to review this and provide us some answers. Perhaps, after
reviewing, it might be best for all of us to do a conference call or in -person meeting. If you feel that
would be beneficial please let me know so I can arrange it.
