Charlottesville, VA 22901 Synopsis of points to consider for water hook-up to Saine/Grinspun residence 1) Request for hook-up is to existing structure only. Residence built approximately 1955. 2) Current well is a bored well approximately 30 ft. in depth. Well is dry due to low water table levels. Potentially a health concern. 3) Surrounding parcels currently all have permission for water hook-up from the county. Parcel 18 is Roslyn Ridge Subdivision. Parcel 16 is Starks residence (currently has water rights to existing structure only) Squirrel Ridge subdevlopment (parcel not shown) is located directly across from parcel 15 and has the water line that could support parcel 15. The Service Authority can run a line under SR 743 to parcel 15. Parcel 8 is the Ivy Creek Natural Area. 4) Parcel 15 is approximately .773 acre. The existing bored well is within 100' radius of the existing Septic drain field. A"new" drilled well does not meet proximity codes to ex- isting or reserve drain fields. 5) Western Bypass is slated to route through Squirrel Ridge and between parcel 16 and Hydraulic Road. Baseline E rjjfind professionrai sdll consl.JItc lin wetland delineation �...nat • ive botanical Inv ,ntoryr ... d $ul landscc_pe design and plannFr _ �� earth friendly solutions to landuse To whom it may concern: On 22 August, 2001, at the request of the owner Jeff Saine, Baseline Consultants made a site visit to a tract on Rt. 743 Hydraulic Road in Albemarle County, Va. {T.M.#45-15} platted as the "Charles Smith" property, This property is 0,773 acres in size, adjacent to the Ivy Creek Natural Area and across the road from "Squirrel Ridge" subdivision. The tract has an existing 2-bedroom house with a bored well approximately 40 feet in depth. and an existing drainfield of uncertain size and condition, all dating back to about 1955 when the improvements were initially made. There was a subsequent addition added to the original dwelling in 1982. The purpose of this visit was to evaluate the conditions onsite regarding areas of suitable soil which would be available for use as future septic drainfield. This is a cnic:ial feature on any tract with limited acreage which must rely on a septic system for water disposal to guarantee it's continued occupancy and resale value. The soils encountered were of fair to good quality for drainfield use, being derived of weathered igneous rock with loam and silty loam textures, high chrorna colors and percolation rates estimated in the 40-60 minute/inch range. The main limiting factor on this tract in ensuring continued septic system availability is that of extremely limited surface area due to the small size of the property and the position of the existing (failing) well which has an automatic 100 foot diameter septic separation distance requirement. This radius around the well negates most of the the otherwise qualifying good landscape and soils available for potential future drainfield installation. In conclusion, we are of the opinion that the long term continued use of this property may be in significant jeopardy unless arrangements can be made in anticipation of the 45-year old original septic system's eventual failure, It is our understanding that public water may be available for the property. Reducing the limitations to future drainfield installation by well abandonment as described above and public water use is probably the best and most cost effective way to preserve the status and equity in this property, Please call if there are any additional questions regarding this matter.
