To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
The Property is zoned PDMC, Planned Development Mixed Commercial ("PDMC")
established with ZMA1992-00012 approved on March 17, 1993 and ZMA1996-00003
approved on August 14, 1996. The Property is subject to the Entrance Corridor ("EC")
Overlay District, and the Steep Slopes Overlay as described in Section 30 of Chapter 18
of the Albemarle County Code ("Zoning Ordinance").
The permitted uses of the Property are provided in Section 25A of the Zoning Ordinance.
Offices are permitted by -right in the PDMC zoning district.
The Property is subject to site plan SDP1998-00019, approved 3/27/2006. The Property
appears to be developed in accord with the approved site plan.
To the best of my knowledge, the Property is currently in compliance with all applicable
requirements of the Zoning Ordinance. A review of our files found (i) no violations or
alleged violations or regulations applicable to the Property, whether pending,
contemplated, or having already occurred and (ii) no fees due or pending with respect to
any matter before the County Zoning Office; and (iii) no pending application for rezoning
or for a special or conditional use permit or variance of the Property. Further, no
proceeding to challenge the zoning or other governmental approval or use of the
Property is pending or overtly threatened to the best of our knowledge.
0 There are no legal nonconforming issues associated with the subject Property.

• This office is not aware of any condemnation proceedings or road widening/takings
which may affect the subject Property.
• There are no applicable special use permits, or variances associated with the Property.
• Copies of any applicable records may be obtained via the noted links or from this office

pbiornsen(a)albemarle.org once they have been approved or issued.
