PROJECT DESCRIPTION:
THE PROJECT CONSISTS OF THE REMODEL OF A FORMER BURGER KING RESTAURANT
WITH DRIVE THRU INTO A NEW DUNKIN a BASKIN ROBBINS WITH DRIVE THRU.
CONSTRUCTION TO INCLUDE DEMOLITION AND REMOVAL OF EXISTING NON -LOAD
BEARING PARTITIONS, RESTROOMS, MILLWORK AND ALL WALL, CEILING AND FLOOR
FINISHES. NEW WORK TO INCLUDE, BUT NOT LIMITED TO, CONSTRUCTION OF
NON -LOAD BEARING PARTITIONS, FULLY ACCESSIBLE RESTROOMS AS WELL AS NEW
FLOOR, WALL AND CEILING FINISHES, NEW EQUIPMENT AND MILLWORK AND ALL
REQUIRED MECHANICAL, PLUMBING AND ELECTRICAL WORK NEEDED FOR A COMPLETE
OPERATIONAL DUNKIN a BASKIN ROBBINS RESTAURANT.

GENERAL ARCHITECTURAL SITE PLAN
NOTES:
I. THE ARCHITECTURAL SITE PLAN IS FOR GRAPHIC REPRESENTATION OF THE
SITE ONLY AND DOES NOT CONSTITUTE AN ACCURATE SURVEYED PLAN
2. THE ARCHITECTURAL SITE PLAN HAS BEEN PROVIDED TO DESCRIBE THE
SCOPE OF WORK FOR BIDDING PURPOSES ONLY. THE ARCHITECT MAKES NO
GUARANTEE THAT THE SITE ELEMENTS, GRADES, UTILITIES, ETC AS
DEPICTED ARE ACCURATE OR TRUE.
3. THE ARCHITECTURAL SITE PLAN IS NOT AN ENGINEERED DRAWING AND IS
INTENDED FOR CONSTRUCTION / INSTALLATION OF ARCHITECTURAL SITE
AMENITIES. IN THE EVENT GRADES, SWM, OR OTHER SITE ITEMS ARE
REQUIRED TO BE MODIFIED, THE GC SHALL BE SOLELY RESPONSIBLE FOR
ALL SAID MODIFICATIONS.
4. THE GC SHALL FULLY EVALUATE THE EXISTING FIELD CONDITIONS AND
ACTUAL LOCATIONS OF EXISTING UTILITIES TO ENSURE A PROPER
CONNECTION FROM NEW TO EXISTING.
5. EXISTING PAVING, SIDEWALKS, AND/OR LANDSCAPING AREAS DISTURBED
DURING CONSTRUCTION SHALL BE REPAIRED OR REPLACED WHETHER
SPECIFICALLY INDICATED IN THE CONTRACT DOCUMENTS OR NOT.
6. ALL AREAS REPAIRED OR REPLACED SHALL BE DONE IN SUCH A MANNER SO
AS TO ENSURE A SMOOTH, CONTINUOUS TRANSITION FROM EXISTING TO
NEW. TRANSITIONS FROM EXISTING TO NEW SHALL NOT BE APPARENT
WHEN COMPLETE.
7. WHERE CONCRETE SIDEWALKS AND CURBS ARE DEMOLISHED AND REMOVED
TO FACILITATE NEW CONSTRUCTION, CONCRETE SHALL BE REMOVED TO
THE NEAREST CONSTRUCTION JOINT.
8. DAMAGED PORTIONS OF EXISTING SIDEWALK AROUND THE PERIMETER OF
THE BUILDING SHALL BE REMOVED AND REPLACED IN KIND.
9. PROVIDE POSITIVE DRAINAGE FOR ALL WALKWAYS AND PADS PER THE
CIVIL PLANS. IF CIVIL PLANS ARE NOT AVAILABLE, THE GC SHALL BE
RESPONSIBLE FOR PROVIDING THE REQUIRED SLOPE AT ALL WALKWAYS AND
PADS TO ENSURE POSITIVE DRAINAGE.
10. ALL SITE STRIPING AND LOT PAINTING SHALL BE =UNLESS
SPECIFICALLY KEYED OTHERWISE.
11. GC TO POWER WASH AND CLEAN ALL EXISTING CURBS, SIDEWALKS AND
CONCRETE PATIO AREAS FOR LIKE NEW APPEARANCE.

3.01 10'-0' X 20'-0" CONCRETE PAD CENTERED ON SPEAKER POST W/
GROUND LOOP PER DETAILS. CONCRETE PAD SHALL BE 6' THICK,
3,500 PSI, AIR ENTRAINED W/ WI.4XI.4 6X6 W.W.F., DYED BLACK TO
MATCH ADJACENT ASPHALT PAVING, OVER 6' MIN. GRAVEL BASE.
3.03 SIGN FOOTINGS BY SIGN VENDOR; SEE DETAILS SHEET AS-2.
5.02 PROVIDE NEW BOLLARDS AS INDICATED. ALL BOLLARDS WETHER
EXISTING OR NEW SHALL RECEIVE A NEW BOLLARD COVER; SEE
DETAIL SHEET AS-1.
5.05 EXISTING METAL FENCING AT PATIO AREA TO BE CLEANED AND
PAINTED PTE-04 AS WELL AS THE EXISTING BRICK FENCE POST /
