Watson 507 Woodchuck Lane Charlottesville, VA 22902 Re: Small Farm Winery at 2529 Scottsville Road Dear Ms. Watson, I am writing to provide notice that we recently received our farm winery license. As it relates to our agricultural operation, we plan to host periodic wine tastings and other small events, which would always have fewer than 200 persons in attendance. To the extent that we host any such events, they will be held toward the center of our property and significantly away from your property (ID: 90-14133). We will ensure that any music played during an event is well within the limitations imposed by the county. As the area is set back quite a distance from your property, we do not expect this to have any impact on you, but are providing notice as required and out of respect for you as our neighbor. Please do not hesitate to reach out to me if you have any questions at all. Thank you. We do not have a standard for evaluating entrances for special events. Additionally, the design manual as currently written, calls for agritourism entrances to have Moderate Volume Commercial Entrances which requires full intersection sight distance. The current entrance does not appear to meet this standard. Adam J. Moore, P.E.
