daily tasting room operation or at your permitted events and activities then a separate zoning
clearance must be obtained prior to generating any outdoor amplified music. This includes but is
not limited to operating a stereo/jukebox or having live music performed. Amplified music that J

VDOT has inspected the entrance and found that it meets low volume commercial standards and
should be acceptable to use for occasional events.

The Zoning Administration team met today and confirmed that the Zoning Clearance for events or activities at a Farm
Winery cannot be approved until we receive approval from VDOT for the entrance. Adam Moore, our VDOT contact,
has suggested that the property only meets standards for a low volume commercial entrance of only 50 trips/day
maximum. Since this Clearance is for special Events or Activities at a Farm Winery that will exceed 50 vehicle trips/day
the current entrance is inadequate. Please work with Adam and VDOT to make the necessary improvements to the
entrance so that they can confirm the entrance meets the standards for a Moderate Volume Commercial Entrance. I
have attached the Clearance and VDOT's advisory email for reference.

Dear Ms. Watson,
I am writing to provide notice that we recently received our farm winery license. As it relates to our
agricultural operation, we plan to host periodic wine tastings and other small events, which would
always have fewer than 200 persons in attendance. To the extent that we host any such events, they
will be held toward the center of our property and significantly away from your property (ID: 90-14133).
We will ensure that any music played during an event is well within the limitations imposed by the
county. As the area is set back quite a distance from your property, we do not expect this to have any
impact on you, but are providing notice as required and out of respect for you as our neighbor.

Rebecca,
The entrance for Eastwood Farm Winery appears to only currently meet standards for a low volume
commercial entrance which is appropriate for uses of 50 trips/day maximum. We do not have a
standard for evaluating entrances for special events. Additionally, the design manual as currently
written, calls for agritourism entrances to have Moderate Volume Commercial Entrances which
requires full intersection sight distance. The current entrance does not appear to meet this standard.
