The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-302(A)(4)(5)] Provide the recorded instrument number for all easements. It appears there is a drainage
and sight distance easement that is missing deed book and page references on the callout. Addressed.
2. [14-302(B)(5)] Include a note that the property is subject to the Flood Hazard and Steep Slopes — Managed
and Preserved Overlay Districts. Addressed.
3. [14-302(B)(7)] Clarify note 7 that the Rivanna River Watershed is not a Water Supply Watershed. Addressed.
4. [14-302(B)(9)(10)] Revise the plat to show the Water Protection Ordinance Buffer (Stream Buffer),
Floodplain, and Dam Break Inundation Zone. It appears the Dam Break Inundation Zone is shown correctly,
but the line type for the Floodplain and Stream Buffer should be different. As you can see on the County
GIS these two layers don't exactly line-up:

5. [14-302(B)(10)] Provide the note: "The stream buffer(s) shown hereon shall be managed in accordance with
the Albemarle County Water Protection Ordinance." Addressed.
6. [14-316] VDOT approval is required prior to final plat approval. VDOT's review is pending. Addressed.
7. [14-302(B)(8)] Provide the applicable setbacks as a note on the plat. The property is zoned R15
Residential and the applicable setbacks are provided in Section 4.19 of the Zoning Ordinance. Either
provide the correct setbacks or revise the note to say the property is subject to the setbacks as
provided in Section 4.19 of the Zoning Ordinance.
8. [14-302(B)(1)] Please include a date of revision. Comment stands.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Meridian Planning Group, LLC
dated January 31, 2022 and find it to be generally acceptable.

A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
